Good development in a lovely area

Overall the development is good and the houses seem good quality, I have only heard of a couple houses having major snags while the vast majority are minor. The only thing I'd say is odd is that our house is a corner plot, on one side the pavement is there but then when you turn the corner into another street there are no pavements at all. Although it is a very quiet estate this means people are walking on the road to get to their houses so maybe not the best thought out plan. The gardens for houses that are 3 bed or less tend to be on the small side but big enough for us as a couple. All of the minor snags we had have been sorted so no complaints there. Overall the estate is lovely and we are really pleased, there feels like a nice amount of green space and the development is in a good location for us.

Please tell us about the good and bad aspects of living in your local area:

Closest local shop is a 5 minute drive away. The area feels nice and quiet but is also a short drive away from supermarkets and not too far away from Bristol centre. You have the option of driving to the centre or taking the bus for which the stop is about a 15 minute walk away. There are plenty of walks in the local area and a few lovely pubs within walking distance. Parking not too much of an issue although as with any new build estate the streets can feel a little narrow. When the development is finished there will be a park and allotments so plenty of green space.

Please share one thing (or more) which you wish you had known before you moved in:

Think about storage - because new builds use all the space it's hard to find space for storage. I believe we are able to board the loft if done correctly and this is something we plan to do Be assertive about times you are available for fixing of snags - sometimes workmen would try their luck and knock to see if you were free at random times which could be hard while working from home. Having an agreed time and explaining your circumstances can be helpful and also chasing up when they don't turn up!

What is the best feature of your home:

I think overall the use of space is good. I also like being on the corner and therefore having plenty of windows and a couple of different areas to grow plants! We chose to add a shower over the bath in the main bathroom which I am pleased we did - a seemingly small thing but very handy for guests!

Early stages of a lovely development

Early stages of the development, we love it so far even though there have been some issues. The houses are spacious and for the most part seem to be well built. There are meant to be some communal areas but these are yet to be built but this should add to an already good feeling development. We have had a number of items on a snag list since we moved in and some were sorted quickly but some have taken the best part of a year to be resolved with 3 or three items still not sorted by the developer a year later. Communication has been poor at times with the site team and they have gone through a number of site manager changes that impacted our experience. Despite this, when things eventually do come together this should be a lovely community in a nice area.

Please tell us about the good and bad aspects of living in your local area:

A few of good pubs nearby, one or two shops but at least 25 mins walk to anything. Nice rural spaces around development. The Parking is OK for residents but visitor parking isn't too clear yet. Not much traffic noise, slight distant low train noise - infrequent and not noticeable when inside the house. No problem with bins or other council services now - a few teething issues when the development first opened but all OK now. Everyone is friendly that we've met so far!

Please share one thing (or more) which you wish you had known before you moved in:

Wish we had known how long some of the snag items would have taken to correct and how disappointing some of the communications would have been in the after sales element. It would have also been nice to be informed of the timeline around the communal area delivery as well as other updates to building works/roads etc after move in

What is the best feature of your home:

We love the spacious lounge and wonderful size garden we have as well as the rural scenery walking or driving around the local area

Lovely development

Lovely development which is located in the country but you feel close enough to get into the city centre. Great walks to do nearby and feels like a safe development. The development could be better lit as I will say it is very dark at night but nothing major. Great if you have a car. Public library is a good addition. I have been here from the very start of the development and it is now getting a lot busier. Overall love the site and all it has to offer - local parks etc and allotments which will be a great addition. Also nearby schools/nursery’s are close by! it really is a nice site!

Please tell us about the good and bad aspects of living in your local area:

Nearby shops are quite a walk away approx 20 mins so best to have a car. Transport links to the city are pretty poor (even with new yate park and ride bus routes which are expensive - you will be paying roughly £7+ for a day ticket to get into town on the bus). Green spaces are good with new attenuation pond being built. Have experienced anti social behaviour from kids in the development.

Please share one thing (or more) which you wish you had known before you moved in:

No electricity would be provided to the garage

What is the best feature of your home:

The location of the house is the best feature. I also like how there is a downstairs bathroom.

Good quality housing estate and properties.

BRYAN (Owner)

The design and build quality of the properties is good, although not perfect. The quality of appliances in the fitted kitchens, for example, is not very good for the price paid. Some of the fixtures and fittings are a bit cheap. But the core build appears to be very good. Snags and after care has been good, all fixed quickly.

Please tell us about the good and bad aspects of living in your local area:

Parking is excellent, the new play park is not yet built. There are no other facilities (pubs, shops etc) nearby, but are within 15 minutes walk.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that the green feature fitted to some houses had been universally installed, e.g. solar.

What is the best feature of your home:

The large bedroom in the house is the key feature and best selling point.

We bought a Kingsley and love it

The team at Blackberry Park were lovely to deal with throughout the whole process! I can’t wait for it all to be finished, it will be a lovely development to wander around with my dog. I love how much green space there is and a childrens play area too. The houses have been spaced out quite well too.

Please tell us about the good and bad aspects of living in your local area:

We moved into our Kingsley 1 year and 4 months ago and we love it! We bought early on the development so I am happy with how the Kingsley are increasing in price. I could happily live in this home for the next 10 years or more, it is a great size. My only issue with the Kingsley is the master bedroom is smaller than I’d like. We fit our king size bed and our furniture but there’s just not a lot of other space.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing to be honest, I can’t think of anything because we were pretty clued up on all the plans.

What is the best feature of your home:

We love our kitchen diner with the little utility room!
