Please tell us about the good and bad aspects of living in your local area:

AWFUL. In the middle of a VERY rough area, LOTS of anti social behaviour, cars being stolen at least once a week and attempted burglary twice

How has the building management responded to any problems or issues you have raised:

Awful, get maintenence workers to bid for the job and then go with the cheapest. I have had people through the door who I have had to advise how to use a screwdriver, and others i haven't felt comfortable being alone with.

Please share one thing (or more) which you wish you had known before you moved in:

How much of a fraud the operation is and how i would have been SCAMMED at the end of tenancy

Only been here a couple of months so not had to deal with properly management that much yet. Had an issue with the fridge freezer when we first moved in and that was dealt with quickly. The house has a number of modern features you would expect including well equipped kitchen. However, some features are a little worn in places (such as the flooring).

Please tell us about the good and bad aspects of living in your local area:

The development is lovely and quiet. Ample secure driveway parking and a nice layout to the house. Lots of light throughout the house with a calm and welcoming atmosphere. Road in front of our house is a through road so can be busy at certain times of the day but not extensively. Plenty of different types of bins supplied for recycling and general waste.

How has the building management responded to any problems or issues you have raised:

Building management were professional and got an engineer in quickly to resolve the issue

Please share one thing (or more) which you wish you had known before you moved in:

Being given the bin collection schedule would have been helpful - as there are 4 different bins which get emptied at different times.

Poor service, small property, expensive rent.

The house has pretty much no storage, the 3rd smaller bedroom is ridiculously small, the grass is poor quality along with the soil underneath. Fridge freezer integrated but small storage in the freezer in particular. The agent / landlord is very slow to react to problems and will do everything possible to drag out issues and place blame on the tenant. Overall I feel that having been in this property for 5 years we are treated very poorly and no allowances are made for our loyalty and how we’ve looked after the property. The recent Covid lockdowns and market forces have resulted in them increasing the rent by a huge amount which isn’t reflected in the service and how we are treated.

Please tell us about the good and bad aspects of living in your local area:

Minimal quality of shopping close by, a small Morrisons and a Tesco Express fairly close which is good. Bus route nearby to Bury or Rochdale but no Metrolink which isn’t good. The road outside the house is very fast and often speeding cars drive past.

How has the building management responded to any problems or issues you have raised:

Slowly and poorly and always trying to blame the tenants for the maintenance issues before even looking at the problem.

How poor the agent and landlord were, expected more for the price regardless of the age of the property.

The overall build quality of the property is ok, we’ve had a few issues since moving into the property however more often than not these have been addressed and sorted in a timely manner - we have had some on-going issues with leaks and build quality of the properties, as well as an on-going rat issue in the back gardens which is not being addressed - this means we can’t open our patio doors in summer due to the problems. Difrent do run events for the tenants, at Christmas they have Father Christmas visit the kids, summer last year they had an ice cream van visit giving out free ice cream, and they also have a team of gardeners who keep the front gardens tidy and in order - these are things I really like! Said rat issue has also been addressed in the past and traps put down, however this has not eliminated the issues and there is still a problem.

Please tell us about the good and bad aspects of living in your local area:

I’ve lived on the development since they were built, our estate is quiet and there is rarely any noise disturbance - the only thing I wish it had was a larger driveway as it’s very hard to park and fit the bins on!

How has the building management responded to any problems or issues you have raised:

Issues have been dealt with promptly in the past and have been addressed quickly.

That new build houses aren’t as big as you think they are!

The rent need to come down a little bit because we're losing a lot of good neighbours. they need to come down to normal because everything is going up

They look after they tenants job are done quickly at good time one thing I could say is my bathroom hasn't got a window which would have been good for ventilation letting air in it's like a sauna upstairs when it's hot when it's hot weather is not really good for people that have got asthma and stuff like that so yes it is very hot but it would have been good if my bathroom had a window put in

How has the building management responded to any problems or issues you have raised:

Why has my property not got a bathroom window when the house next door has got a bathroom window the issue was never resolved is like a sauna upstairs and it's not good for me because I suffer with asthma it's like living in a sauna upstairs in my property so yeah that's my point of view what I would like to recommend the issue was never resolved and I never got no answers back
