Decent development with some issues

This development has newly built flats. Sadly most of them had issues initially with the amenities inside them. There were some issues with security since this building shares 1 floor to a restaurant/party hall. It also has issues with loud music coming out of it which the council is looking into. There is no step free access and automatic entrance door.

This area/location is excellent with property in front of gants hill station. Many different shops and restaurants nearby.

How has the building management responded to any problems or issues you have raised:

There were many issues which took very very long to be looked into by the landlord/agent.

No step free access and no automatic entrance door.

It's a good neighbourhood and friendly, lots of good restaurants around. Disappointed in the building and the design looking at others around they could of made similar flats like balconies and better organization for move in

Average development which needs improvement

I needed a change of flat as my contract was over for my last home. When I first saw the flat, I knew I wanted it immediately as it was brand new and had a very good design. I am not sure who handles the management of the building as no one told me anything when I moved in. There has to be proper communication channel to know who manages what. There is a maintenance team on site, who are good as well as a security guard who sits in the main entrance of the building. The security is good because if someone wants to come upstairs, they need fob access. It has been the owner to come down and let friends and family in. The facilities can be improved though and better communicated. There is only an audio entry system, not a video system so I can’t see the person who wants to enter the building. I’d like this to be installed. We don’t have an automatic door in the development. There are so many children and it would be a lot easier if the doors were automated. At the time, the sales person opened the door, I didn’t realise it was an issue. Every time I go out, I can’t open the door if I am holding my baby so it can be difficult entering and exiting the building. The development also doesn’t have step free access. There is no access for buggy’s or wheelchairs. In order to get the buggy out, we have to go outside to the back of the development, but I don’t always want to do this. The flats themselves are new, but it looks more like office space, which needs to be changed in view of a residential building. The door to my flat is so heavy as when I go out with the baby in the pram, I can’t open it myself. The design of my flat is very good, but appliances weren’t great. The hot boiler wasn’t working properly and the kitchen hobs and power supply weren't good.  I am dealing with the owners as these are ongoing issues. There are all new flats at the development, but they are not all full. There is no socialising really on site as there is no management to organise anything. I do know a couple of my neighbours.

Arodene House is in a good location with the proximity to various transport links and good restaurants and shops. Valentine’s Park is also not too far away, which is good to use.

No automatic doors on the entrance of the building.

Great area for first time buyers, loads of transport links and local amenities. The building is well maintained and looked after. The flats are spacious and of great value. Good location and easy access to London
