Looks luxury on the outside but the build quality is terribly low. Almost all flats with a terrace on top have had water leaking during the rainy months and even mould in many cases. The developer is still onsite visiting flats and trying to repair the issues but without much success. Also, you have to wait until they are available given that they are usually busy with other flats. In my case, leaking water went to the socket causing a power cut. Many flats had an issue with a faulty boiler pipe leaking water, which however has now been resolved (after waiting for 2 months for replacement parts to arrive from overseas). In the flats, the walls get lots of settlement cracks and the wooden floor gets swollen causing the doors to scratch it. The communal areas could be cleaner (especially the rubbish area) but I guess there is no budget for this given the other issues. Luckily the guy at the reception is amazing and always keen to help! He is one of the reasons why I still stay around!

Please tell us about the good and bad aspects of living in your local area:

The development is very close to the Paddington Recreation Ground, which is great. Very easy commute to the center (tube and/or buses) although the nearest tube station is 12-15 minutes away on foot. Unfortunately there is much criminality and instances of anti social behaviour in the area, especially at night and it sometimes does not feel safe.

How has the building management responded to any problems or issues you have raised:

The building management tried to help but without much success.

Poor build quality of the flat.
