Good place to rent and nice resident team member

Area is so good, nice place to rent! All the neighbours are nice, it’s pretty comfortable live right there. I really like Hamid, he is a resident team member. Sure helps the neighbour a lot! Its man is true friendly and kind. I love to live right there.

It’s all good, they will get the problem resolved on time.

They got them all. I just wish the place I rent is clean and comfortable. Can do whatever I want. That’s what I have now

Updating this review - to reflect what’s actually happened since that positive review (which may I add was heavily requested that we put a review on) Where do I start with this place, 1) they charged the wrong rent - it took so many emails to try and get right. Tip keep a record of EVERYTHING you will need it. 2) the teams don’t talk to each other - finance told us one thing, residents another. Finance chasing for figures that were wrong charging wrong amounts. Tip: Do not set up a direct debit you will have zero control over the amounts and they will go radio silent (we thankfully didn’t set one up) 3) the furniture was broken when we moved in and it wasn’t noted - the chair collapsed. Their solution - send a totally different one from a new palette and the old one just left in the storage unit. 4) they will send mixed and contradicting messages - they told us the car park was strictly by space only at a sum of £175 - turns out it’s £200 and isn’t by space only they let anyone park there (work vans, random cars) and say “it’s temporary” temporary turns into everyday and the very car park they sell you as exclusive and luxury turns out to be nothing of the sort. Avoid signing up for that or you’ll get a damaged car and it’s like at the wacky races and you aren’t even guaranteed a space that you pay for (as they don’t want to send people to the red car park because they don’t then get the money) 5) they can’t stick to anything - if you’re paying a lot of money and they like you nothing is too much trouble but heaven forbid you flag an issue they close you down so quick. You raise a ticket as soon as they have replied they close the ticket you get no opportunity to reply 6) they ghost you - quite what they do I don’t know but they don’t reply to emails at all (one extreme to the other) 7)the very same “luxury / exclusive” car park that they charge you £200 for they will also send you a parking ticket for overstayin - imagine that surprise when it arrived on the doorstep - again spending your days chasing and correcting 8) no care and consideration for you - I dread the time we have to get our deposit back or we get an energy bill because they drag their feet with everything (we still aren’t told where the meter is to read it) Overall the area is nice and there’s a lovely feel but that is nothing to do with Quintain. Quintain have made the experience so sour. And insulting (when you pay over £3000 in rent you expect a certain level of service. Instead alongside our full time jobs we are doing the job of fixing everything. I’ve been pretty sick in hospital and one of the things they told me was reduce stress (I have dangerous clot near my heart) and all Quintain are doing is causing more and causing serious impact on my health and that of my best friend who is picking up all of the fall out(she’s an angel and incredible by the way) Be warned - I wish we had not been so naive To think the reviews we just made by negative Nancy’s we have learnt the extremely hard way.

Good - the area is lively and has a nice feel (nothing to do with Quintain its wembley itself) Bad - see below the review

They told us they were fixing the chair - they lied they put it in storage and gave us an ill fitting one

That we had looked beneath the shiny glasses - we are severely paying for our mistakes now

Convenient and comfortable place to live in

Alameda provides many service like: professional and nice 24hr concierge & resident team, Resident parking spaces, Social and WFH spaces and Gyms & fitness spaces. The apartment is spacious and with high-quality furnitured (e.g. beds, cabinets, table and chairs, washing machine, refrigerator, oven and dishwasher). This help to save money and convenient when moving in.

The transportation in Wembley Park is very convenience. There are three Tube stations (Wembley Park Station, Wembley Stadium Station and Wembley Central Station) and many bus stops near Alameda. If you love shopping, you can go to London Designer Outlet and different kind of shops nearby. You can also buy the basic commodities in supermarkets (e.g. Tesco Express, Sainsbury's Local, Lidl, Co-op Food, and ADSA) Brent Civic Centre and library are within easy walking distance from the building.

How has the building management responded to any problems or issues you have raised:

Residents can use the Apps to raise the problem. Usually, the building management will reply quickly and work out the solution together.

Beside Gyms and fitness spaces, Alameda provides Social and Work From Home (WFM) spaces which is convenience for students and working adult.

Great place to live but building management could be way better.

It's a great development to live in general. Nice working spaces and lovely flats. However, there are several issues, especially with how the building is managed. Sometimes it's really hard to get a hold of someone from the management team to talk about current issues and compared to other developments we've lived at, the service at the concierge is not up to par. There are some really brilliant members in the concierge team, but in general, they are understaffed and struggling to keep up with the workload- not an issue with the concierge members themselves but with the management not hiring the personnel that's necessary for a building like this. The gym provided is very basic compared to other buildings nearby. The refusal chutes are out of order literally every other day. In general, we expected more from Quintain Living in this regard.

Please tell us about the good and bad aspects of living in your local area:

Good: very nice area, lots of shops and outlet mall nearby. Safe area to live in. Bad: The constant events make access to your flat inaccessible very frequently. Be prepared for road closures, packed trains and taxi drivers refusing to take you to your home because the blocks are blocked. At first, events, games and concerts sound great but if you are a resident, it's a nuisance and stops being fun after a while.

How has the building management responded to any problems or issues you have raised:

It varies. For flat repairs and issues they were quite responsive. But when it comes to handling issues that concern the management (such as understaffed concierge, and transparency when it comes to bills), the responses are quite vague and no real solutions are provided.

Please share one thing (or more) which you wish you had known before you moved in:

The bad experience that you experience as a resident when there's an event going on at Wembley Stadium. Sometimes there's literally no way to get to your home as the roads are blocked frequently. If you travel a lot, this might be a dealbreaker.

Modern living but management of the building needs improvement

It's a very modern building, with great design, and admittedly very clean as there are cleaners on a daily basis taking care of the communal areas. Regarding the concierge, most of the receptionists are very eager to help and sort out any issues you might have as a tenant. However, it feels like the management team does not take proper care to train the new staff. Reception is clearly understaffed and for such a big building they should have more people at the front desk at least during busy hours. Having one person is unacceptable.

Please tell us about the good and bad aspects of living in your local area:

There are quite a few different restaurants and bars in Wembley Park but mainly from big chains (such as Wagamama, Nandos, TGI Friday, etc). Unfortunately, not many local options though. The area is nice and with a modern vibe but when there are events and games (that happens very often) it gets difficult to approach by car and the parking becomes an issue too. It also gets very crowded and noisy but to be honest, we never had any issues with anti-social behavior as there is always security and a non-drinking policy on the streets on the event days. Regarding bin collection, it feels that there is no recycling taking place, as the same VEOLIA truck collects all the bins and they don't seem to separate recyclables and non-recyclable rubish.

How has the building management responded to any problems or issues you have raised:

When it comes to maintenance everything is sorted out in a timely manner. However, when it comes to more complicated issues eg payments etc, it becomes very hard to get hold of the right person to speak to and the responses take time.

Please share one thing (or more) which you wish you had known before you moved in:

It was not clear to us when we moved in, that there are events taking place almost every week! This is tiring for residents as there are constant road closures and disruptions as well as quite a lot of noise (thankfully triple glazed windows cut most of the noise when the windows are closed) Also, the internet service is really flakey. We had many problems with it which prevented us from working. There is no other alternative in the area if you wish to change your provider. If your job relies on a reliable internet connection, this is something you need to consider.
