Guinness Homes developments Electric Quarter in a Guinness Homes development in South London. The development is in the heart of Brixton and features a collection of one, two and three-bedroom apartments. Local attractions include the 02 Academy and Brixton Market. Guinness Homes reviews “Electric Quarter is a fitting name for this stylish Guinness Homes development in the middle of trendy Brixton. It’s designed to have a bustling community feel, just like the colourful borough that surrounds it. So, instead of soulless blocks of flats, you’ve got attractive, contemporary buildings spread out among landscaped public spaces.” –HomeViews Property Pro on Electric Quarter You can read reviews from Guinness Homes residents on HomeViews. A lovely place to live.

Property management haven’t been the best at resolving issues. We have 2 bar/restaurants within a 2 minute walk and a few other bars 5 minutes away. The location has been kept to look like it did 100 years ago, which is lovely, even down to the same sash windows that were on the buildings way back when.

Please tell us about the good and bad aspects of living in your local area:

Lovely area to live in with bars and restaurants a 2 minute walk away. 15 minute walk to town and the ferry to Portsmouth. Parking can sometimes be an issue as you only have 1 permit for the car park. Guinness are not great at getting back to you about any issues but apart from that, it’s a lovely place to live.

How has the building management responded to any problems or issues you have raised:

Not great. It can take many months to get issues sorted.

Please share one thing (or more) which you wish you had known before you moved in:

Shared ownership is a great idea as you have the security of owning your own home as well as not having to worry about maintaining the property.

Basic design but I think it looks great from the outside and the layout on the inside is great for the space. The management after the sale however, is appalling and there have been a lot of issues with the properties which still haven't been resolved even though I have lived here for 2 years.

Please tell us about the good and bad aspects of living in your local area:

Pretty great location, lots of local shops and bars, very close to the town centre and also to the foot ferry that goes to Portsmouth.

How has the building management responded to any problems or issues you have raised:

They finally responded after about a year of chasing but so fat nothing has really been resolved.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the issues we have faced would not be resolved without a long time passing and ALOT of chasing!

My apartment is stylish and modern with huge rooms if I’m honest it’s probably too much space. En-suite and master bathrooms. Spacious living and kitchen area and in built wardrobe slots are a great addition as well as the huge storage/ boiler cupboard.

Please tell us about the good and bad aspects of living in your local area:

Great area to live, poor for parking but that’s the only real negative. Traffic can be a bit of a nightmare but most thing s you need are walking distance

How has the building management responded to any problems or issues you have raised:

Quickly sorted the issue on the boiler by using external company’s

Please share one thing (or more) which you wish you had known before you moved in:

Slow to fix communal areas, lift has been faulty for over a year

Poorly maintained. Flowers are dead from last summer and have not been replaced and lawns do not get mowed. Rubbish everywhere. Only good things is the bins are taken regularly but the bin store is in poor dirty condition. Neighbours throw things out their window and never tidied up.

Please tell us about the good and bad aspects of living in your local area:

Lovely area that is very popular with locals in the community and close to local amenities like shops and restaurants. Plenty of parking for residents but limited for visitors. Near to supermarkets and good schools.

How has the building management responded to any problems or issues you have raised:

Concerns are never addressed and residents are made to feel like villains for raising anything. We feel ignored.

Please share one thing (or more) which you wish you had known before you moved in:

Noisy neighbours who have made my life hell and ruined the once lovely aesthetic of the building.

If there was an option to leave 0 stars in the property management score I would have left 0. Since moving in I have had an issue with my property that I have chased 12 times this year and are yet to receive a response from Guinness Partnership themselves. Having said this the facilities and location of this property are second to none and really good value for money (if my property defects were fixed).

They fixed a loose tile on my roof. I had 3 defects when I moved in (almost 10 months ago) and still actively chasing 2 or them to be fixed

How bad Guinness partnership/ Berkeley homes are at responding to you once you have moved in.
