Spacious apartment in beautiful, although not extremely well connected, location

The big plus side is the spacious apartment - it is actually incredible! It does feel like an insufficient building though, there is a lot of 'lost' space where residents cant store anything due to fire safety issues. Think it could've been designed more efficiently. There are no real facilities, aside from car parking and a communal garden.

Please tell us about the good and bad aspects of living in your local area:

Compared to London Fields (where I lived before) - the area is very spacious and quiet. There is no real noise coming from the road. Although I live on the canal side of the development, which boasts amazing views. It does get quite noisy with the bridge being built, but that should all be over soon as its due to complete. Hackney Wick station is a 10 minute walk away, which is not too bad considering I am not going into the office at the moment. Not sure about how I feel walking back in the dark in the winter months by myself though.

That the intercom is broken and you can't buzz people in!

It's a private landlord, he is tight with his money when things need to be replaced but at least it gets replaced!

Nice flats inside, but they haven’t been finished properly. We are lucky in ours and happy with the inside but others have leaks etc. My main concern is security around the development and also lack of communication from developers

The flats themselves are beautiful and modern. However, there as been issues with property management keeping up with communal areas and grounds work. This is hopefully being rectified though. The developer needs to resolved their communication issues.

I would have got one with a balcony as it would have been nice to sit outside on a nice day.

Great properties, but poor management

Overall the property is very good, although there were quite a few snags to be wary of (lack of plug sockets, bath tubs have no taps, tiles not secure on balcony). The property management is awful, they are extremely aggressive with service charge requests despite offering a quite frankly terrible service. There are new problems every day and the information provided about resolutions is so difficult to follow and just smacks of smoke and mirrors covering up the fact that things don't get solved quickly, it's a real shame.

The location is very nice, right by the canal it's a very scenic and peaceful area. It's secure and I always feel safe on the development.

Property management are a nightmare, constant string of problems and the comms are very unclear and poorly written

What is the best feature of your home:

Very nice spacious living area, and the balcony is very nice with good views. Kitchen is finished nicely.

I like the flat is really modern and spacious. I love the design as they chose nice neutral colours. I also really like we got underfloor heating. It's quite soundproof keeping out noise coming from other flats, but we can still hear outside noise, though. Parking is not great as it is just one space per flat. Building management has been really good as we had some issues with the TV cables, and they fixed it in less than 24hours.

I really like been next to the canal. It's ideal to walk down, and there are really nice pubs. There are lots of supermarkets and Uxbridge town centre is quite close so it's good. We also got a free shuttle bus to west Drayton station which is great. The area is really quiet and peaceful, and it feels quite safe.

How has the building management responded to any problems or issues you have raised:

Building management has been great and efficient solving any issues we have had.

I wish I had known we could just get Sky plus but not sky Q here.
