Design of properties are typical new-build development, but with a twist of high ceilings and large windows which make them feel better than the average new home. Some streets feel more enclosed than others, but on the whole the estate feels quite unclutterered and welcoming. Some areas of green space help it feel more like the countryside isn't far away. Estate management has just been handed over and this is proving to be a strained relationship. Hopefully this is just teething problems and will be sorted soon.

Please tell us about the good and bad aspects of living in your local area:

Great surrounding area. Near to City Centre but far enough away to be quiet. Some occasional anti-social behaviour from local teens, but nothing serious and not often. Lovely place to live.

Please share one thing (or more) which you wish you had known before you moved in:

Estate management companies are a pain. We have only recently been handed over from the developer, but the teething problems we are having is frustrating. I can only hope these will soon iron out and will run smoothly, but at this stage they are more than useless.

What is the best feature of your home:

Energy efficiency, internal size, large windows, quality of fixtures & fittings.

I will highly recommend that you think before you buy any property through this rotten company. The promise you everything at the start and once you have moved in they are like ghosts, you do not hear from them or see them. Our development was particularly poorly built and structurally I think it is not safe. I will do anything in my ability to prove a point about this.

Please tell us about the good and bad aspects of living in your local area:

the worst I have ever worked with. So many problems with my house and 3 years later it is still not resolved. I life in France currently and I was informed by my estate agent that a pipe had burst in my home. After thorough investigation it was noted that a faulty Nest system was installed which caused a pipe to burst during the cold months. A defective device which was installed by St Modwens. But because I am outside my warranty period they will not cover it. This has cost me thousands of pounds to repair. All the faults that I discovered at my brand new home was appalling. You cannot communicate with any of them as the do not respond to your emails. Only when you start threatening them will you get some sort of feedback. As a first time buyer I am horrified by this experience. They are absolutely shocking and only interested in one thing and that is your money.

How has the building management responded to any problems or issues you have raised:

They were always late to reply to any complaints. I spoke to so many people working for St Modwens having to explain the same story over and over as there is zero communication.

Please share one thing (or more) which you wish you had known before you moved in:

Well as a first time buyer I was hoping to walk into my house that was promised to me from a finish point of view. All of this was very disappointed as there were so many issues it was frightening.

Houses are of good size but seem crammed together. No windows in bathroom or downstairs cloakroom are a design flaw. Heavy clay soil so turf that was laid did not survive as insufficient drainage in the gardens. Kitchen is too small in comparison to the size of the house.

2 years + in and roads still not surfaced. Roads in general are not wide enough for 2 cars to pass on corners. Works done for snags started and never completed.

The development is still being finished. To begin with, a lot of care was put into its appearance but as time is going on, we’ve noticed a lot of the landscaping and maintenance is very scruffy. We’re still yet to have roads laid, despite being told for two years, it would happen in “a few weeks”. The grass pavements look scruffy now, too. Would be better if tarmaced or paved Overall though, the development is well laid out and is a quiet area.

The development is very close to the motorway, connecting you to M5 north and south in less than 5 minutes. Just a short 5 minute drive to the town centre, or a 20 minute walk. Close to supermarkets and good schools.

How has the building management responded to any problems or issues you have raised:

Problems were resolved, but this often involves months of back and forth communication, tradesmen but turning up. In the end we wrote off 20 issues simply because we did not want to have any more stress.

Please share one thing (or more) which you wish you had known before you moved in:

I wouldn’t have moved in on completion day in hindsight. The house was filthy and unfinished. I would have made them rectify it and hand it over once it was “new build ready”.

Good for a new development

The development, as a whole, seems a much better quality than some other local developments, although in the time we have lived here we have noticed a dramatic change in the state of the working areas as site staff have changed. It appears this has also been reflected in the build quality of the later phase from talking to other residents.

Please tell us about the good and bad aspects of living in your local area:

The development is within easy walking distance of a good supermarket, and some local smaller shops. The main city centre is a further walk, but manageable. Where needed bus services are relatively frequent. Our particular street is very quiet, tidy and well presented.

How has the building management responded to any problems or issues you have raised:

We do not have building management services as our house is privately owned

Please share one thing (or more) which you wish you had known before you moved in:

The only issue we had was delays of around 8 weeks for our build completion, which resulted in friction within the family with our temporary housing situation
