Stonecross - good location, developer could do better

The development has a great community and in an excellent location. The house has awkward design features such as a badly designed kitchen with unusable cupboards, and a garden fence which is not straight and of cheap material. Building management on the estate is nonexistent and the community has had to take to maintaining the flower beds and lawns.

Great community, and excellent location. Good local shops, and lots of cafes, restaurants, and pubs.

How has the building management responded to any problems or issues you have raised:

Negatively, whilst accepting that some houses have poor features such as the uneven fence and putting this right, others have been told - tough.

Please share one thing (or more) which you wish you had known before you moved in:

Charles Church the developer is just Persimmon with a nice coat on.

Gorgeous house shame about surrounding greens

The overall development is very nice, just a shame the grounds have not been finished as advertised, overgrown nettles and weeds everywhere what should be nice lawned areas are full of stones and weeds it would be absolutely stunning if it had been finished properly and not just left in a mess.

Please tell us about the good and bad aspects of living in your local area:

we don’t notice the noise from the A590 at all, bin collection and recycling is very good, 5 minutes walk into town for food or shopping is satisfactory and there are plenty of car parks.

How has the building management responded to any problems or issues you have raised:

Still ongoing been living here for 3 years, never answer the phone and when they do it’s not good enough as you don’t always get an answer just fobbed of!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the grounds being left substandard and that it is not sound proofed which is appalling

Decent but with the roads were wider

Decent design with generous family areas although would have preferred a more modern design whereby the bottom floor extended with a larger footprint than upstairs. Double garage doors are pointless - I dont know anyone who can fit the car in and then manage to get out of the car. a single, central wide garage would have been better. Appliances are a bit naff and very beepy Building management / property management have largely been decent with honest communication to rectify issues Dont seem to be coming good on their word for the communal areas - sales video shows lush grassed lawn when it look like its just going to be a wild weed area

Quiet location and close to tow centre Little noise from surrounding areas Well built negative - narrow roads & some ill thought out road layouts gutters seem undersized as everyone's leak but they wont acknowledge the issue

How has the building management responded to any problems or issues you have raised:

Pretty decent but quite underhand on a few issues - zone valves and guttering

Please share one thing (or more) which you wish you had known before you moved in:

that the roads would be so tight and that the deal with the common grounds and mansion would be a bit shady

The Stonecross Mansions housing estate is a set in the grounds of the mansion. It is surrounded by the original old wall and there are plenty of open green areas with well established trees. The houses are set with a suitable distance apart to provide privacy but also close enough to encourage small communities to be formed by the neighbouring properties.

Please tell us about the good and bad aspects of living in your local area:

The housing estate is in Daltongate an historic part of Ulverston. It is only a couple of minutes walk to the nearest shops, cafes, restaurants and pubs. Ulverston is a lively festival town with plenty to do and explore.

How has the building management responded to any problems or issues you have raised:

Snagging list. Plus, problem with guttering and downpipe from en suite.

Great community life for in Ulverston.

Beautiful setting and lovely neighbours

The development is in an excellent position within walking distance of the town centre, in beautiful grounds. the designs of all the houses are good, with different designs for each style of house, they are very attractive. The development has some public areas, some of which have been left as wild meadow, and others have been laid to lawn. There is a large central area that we were led to believe would be laid to lawn as well but has currently just been prepared, so we will wait to see how this grows. The groundsman is quite rude, but we choose to avoid/ignore him, all the other employees of Charles Church have been lovely. The small issues with the property have been mainly sorted within the first 6 months, with the exception of the rear fence to our property and our neighbours. However, overall the development is very nice.

Please tell us about the good and bad aspects of living in your local area:

The area is perfect with mainly independent shops and lots of restaurants and pubs. The development has adequate parking, rubbish collections by the local authority, and the neighbours are very welcoming and the area is very safe.

Please share one thing (or more) which you wish you had known before you moved in:

The development is in the grounds of a manor house which although developed into apartments, none have yet sold (bad design, too high price is my opinion). This property is now being sold as a whole and everyone is concerned as to what it will turn into. That combined with the lack of knowledge on the public grounds - lawn or meadow, just adds to uncertainty.

What is the best feature of your home:

The location is the best feature, the design and style is ideal for us. We have a bedroom suite on the top floor which means we can remove ourselves from visitors if we need to.
