Lovely house design. Driveways are a problem with shared road/driveway not being wide enough to reverse out of driveway without running onto grass. Site is well kept during building work. Only issue can be language from workmen in earshot of occupied properties. Site Manager does deal with this.

Central to local shops, options for schools, two easy access train stations within 10 min walk and bus routes. Easy access to motorway. Offers excellent opportunities for commuting with Liverpool, Chester, North Wales and Runcorn.

How has the building management responded to any problems or issues you have raised:

Site Manager very helpful. Customer Care have not been as proactive as they could. Still not fencing 15 months on.

Morris homes so far has been great for us. The house we are in is perfect for us and can not fault the design and build. The house is well insulated and always warm. Facilities are great and will look forward to living here for many more years to come.

The location is perfect! Could not be better for my family. Parking great. Very quit. Happy with it so far.

How has the building management responded to any problems or issues you have raised:

All our faults and snags we had have been rectified very quickly wich we are happy with so far. We can not fault them

We wish we knew that the planes from Liverpool airport flew over our house.

Overall we are really happy with the development. Our house is designed well and suits our needs perfectly. Even though there is still ongoing work around us the development is kept clean and tidy and we have no issues within that respect so far. Currently not had anything to do with building or property management.

Lots of good local shops and restaurants, close to lots of public transport links. The estate itself is lovely.

How has the building management responded to any problems or issues you have raised:

Yes they have but it’s been an uphill battle to get anything fixed and it’s also been a drawn out with multiple visits to fix basic issues.

Please share one thing (or more) which you wish you had known before you moved in:

I would 10000% recommend getting a snagger in to check the house over. Luckily we had very few issues but if they were not picked up it could of caused bigger issues long term.

Lovely area, great houses, aftercare needs improvement

The design of the buildings are good, but not excellent compared to other new build estates. However the Morris homes have been poor when addressing snagging issues in the property, in some cases taking up to 12 months to rectify - an email to the CEO seemed to kick the contractors into gear and fix the snags.

Excellent accessibility for Liverpool, Chester and Manchester via road or train. Close to the retail park and the very quiet in the evening

How has the building management responded to any problems or issues you have raised:

The developer fixed the ‘quick fixes’ shortly after moving in, however the snags that were most obvious and required someone other than a handyman took up to 12 months

Please share one thing (or more) which you wish you had known before you moved in:

I wish we’d have known that our house, and the whole estate, was on the Liverpool John Lennon flight path. With the windows being very basic a lot of sound from overhead planes can be heard.

Fantastic development, could be better on the finishing touches

We love our house, it has a great design. It’s very spacious with a good sized garden too. Unlike other new built houses (in general) that can remind you to a shoebox and they’re on top of each other too. This development is well spaced out. The only thing we’re not 100% happy with is the attention to detail of the various contractors. Some of them do a very poor quality, rushed job that takes ages to get arranged to be fixed. Our Amtico flooring has peeled up several times now, even though it’s a premium priced product that comes with 25yrs warranty apparently… Our tiles are chipped on one of our walls, they say it cannot be cut nicer due to the high gloss finish of it… I doubt that. We’re still going through our snag list, hope it’ll all get fixed one day. The site management team is generally helpful.

Please tell us about the good and bad aspects of living in your local area:

It has an excellent location. There are 2 train stations nearby (10-15mins walk away), yet not too close, so pets are safe and we cannot hear the trains either. Easy to get on the motorway and get anywhere. There are 2 airports nearby, Liverpool and Manchester and they’re both about 45mins away. There’s a huge retail park with plenty of shopping opportunities and lots of smaller shops too on the high street. So far we haven’t come across anything negative around here. There’s also a brand new, state of the art gym around the corner, which is amazing. People are mostly friendly. The seaside is close by (within 20-30mins), North Wales is also quick and easy access. Liverpool and Chester within 30mins, whilst you can get to Manchester City centre in an hour too. It’s brilliant really.

How has the building management responded to any problems or issues you have raised:

They are working on it. Slowly, but surely we’re getting everything fixed (I hope).

Please share one thing (or more) which you wish you had known before you moved in:

The development is on a flight path, so you often hear or see incoming/outgoing flights to Liverpool airport. There are busier days and more quiet ones. But when the holiday season kicked in, it surprised me how many noisy jet engines were passing by fairly low, just over our house. When we were viewing the site it was during lockdown and there were no planes.
