Super development with good designs and very helpful building manager who always helped if needed. Not had contact from Propery Management as yet. The houses are all different and those with are the same are spread out.

Please tell us about the good and bad aspects of living in your local area:

Very quiet area with magnificent views of countryside and coast yet only 1 mile from all shops pubs buses etc

Please share one thing (or more) which you wish you had known before you moved in:

None that we can think of

What is the best feature of your home:

A garage big enough for our car and a dining kitchen with lots of space and great windows.

The house designs are very good Facilities such as playground is good I do feel on our close that the road could have been wider and more visitors parking There is no property management as such yet but this will be sorted soon Building management was very good

Please tell us about the good and bad aspects of living in your local area:

Shops etc very close by as are parks and open spaces The parking is sometimes a problem as the close isn't very wide and if someone has parked on the kerb/roadside opposite you cannot easily swing into or reverse into your drive Bin collection is fine No traffic noise but recently there has been awful noise coming from the field at the end of the close with people riding motorcycles on causeing alot of noise And there has been anti social behavior from some of the social housing houses children's toys all over the road and large garden ornaments making the close look rundown

Please share one thing (or more) which you wish you had known before you moved in:

If I had known about the motor bikes in the field and the social housing not being looked after properly I would definitely have had second thoughts

I cannot single anything out Kitchen diner is excellent

I love the estate. The people are friendly. The area is quiet and there isn't much noise or light pollution which is lovely and no anti social behaviour. The downsides are the shortcuts that were taken.. our slates in our back garden weren't given any drainage so flood easily.. the paint in our home wipes off with a wet wipe and there are no splash backs or tiles in the kitchen. The sprinkler in our living room has been broken since we moved in 8 months ago, we aren't allowed keys for our windows or doors so we have a chain instead which constantly breaks and no child locks on the windows so our autistic daughter can open all windows and doors. There's a nice area next to our house between us and the vacant field which was supposed to be grass then was changed to wood chippings and trees but no membrane was placed so now looks horrific like the side of the motorway, weeds coming up to my head and no sign of the wood chippings any more. Estate is a lovely area. But far from bus routes and amenities.

Please tell us about the good and bad aspects of living in your local area:

The estate itself is beautiful though they still need to tarmac the roads..the pack of dropped curbs for my pram is frustrating, the curbs are very high but I am hoping that may change when tarmac goes down? I currently have to walk 4 miles a day which will highten to 6 miles a day in September when my youngest starts nursery to take my children to the closest school, and a further mile to the local supermarket, the closes bus stop is down near the main street past the school, this means an hour and a half of walking in the morning and an hour and a half of walking at hometimes plus extra if I need to go to the supermarket which I then have to carry 2 miles home. The plus to this is the area is usually quiet apart from the bikers on the open private field next to our home. The people are friendly. Parking can become frustrating as many people have their own cars on their drives then many cars at a time visiting so quite often my partner has struggled to turn around and exit the estate or even park on the drive properly. Bin collections are a different date to the rest of old Colwyn and we are often forgotten and they end up on the curb waiting for days till they remember us. Next to our house is a patch of land we were told would be grass and was up to us to uphold which was fine as our kids would be allowed to play there. Then that changed and bark chippings trees and bushes were added instead, we were told it would be a beautiful area the kids could still run about in. It is not. There was no membrane put down and this has caused weeds almost as tall as me already, it looks a complete mess and is causing rodents to come under our fence from the fields.. another sore point is there being no drainage under our slates in our back gardens, so it floods very easily. In the home the paint is horrific and comes off with a wet wipe. We have had a broken sprinkler since we moved in that still hasn't bin fixed and we aren't allowed to properly lock our doors and windows dispute having an autistic child in the house who can easily open them all, the chain on the front door has bin replaced twice and is already broken again.

How far it was from the local town, how long it would take to walk in and home again. The local school isn't very good either, we came from awel y mynedd which was an amazing school and wish we could still send them there

What is the best feature of your home:

The large kitchen and large garden area. There's alot of little things I am still waiting to be fixed.. my sprinkler and door chain.. I've decorated so the paint isn't too much of an issue anymore. I am making my own adjustments and additions to make like easier and more suitable. The bits on the actual estate need to change.

All in all great estate to live some houses need a bit of work to finish them off they need to sort the paths and manholes on the pathways the design of all the property's are good all rooms are a good size. Gardens not too big easy to maintain. All in all good.

Good location some problems with sewage draining but castle green are on top of it they do take time to respond to complaints but they get the job done.all residents are freindly.

Check every thing and make a list of all repairs or faults that need to be addressed keep a copy till all work has been done

What is the best feature of your home:

The location very pecefull not a big estate good playgeoud for kids good views and footpaths for walks

Love the house. Great design gardens are the right size bit bumpy but good all in all the front bit of grass should of been flagged. Back garden should be flat as-well not sloped all in all great place to live. Love the area nice little close. Just need a decent bus route for people who don't drive

Only problem I have is no bus route here. You have to walk down to main road
