All excellent until avant handed over to the private property management team. Following this the up keep has not been to the same standard. Perhaps Covid related however avant are still on site and are happy for this to be the case. The overall aesthetic is good though.

Location is perfect quiet and located next to the train station it’s a private estate with no through traffic.

Please share one thing (or more) which you wish you had known before you moved in:

Advertised then and now as being in Nunthorpe only to receive our postcode and find out it’s Marton.

What is the best feature of your home:

The quality of the finish such as doors and kitchen and bathrooms.

A very pleasant estate with a great community feel

The design of our house is great, I do have a few small areas I wish could be changed like the kitchen cupboards have alot of wasted space that could be used as drawers and the bath tub drain is too low and sticks out so you cant have a nice deep bath but like I said these are small design areas that I wish could be altered. Pretty much every house has enough spaces to park at least 2 cars which is great but it is tight

Please tell us about the good and bad aspects of living in your local area:

Millbrook is located between two good areas, separated by a train line that has good links to middlesbrough, the hospital or out towards Whitby. The estate overall is lovely, it’s still be completed but won’t take long. I’ve personally had great experiences with avant homes who have been great at fixing anything or helping us with queries. We don’t back on to the main road behind the estate but even still we can hear the noise a lot especially when it’s been raining so I can only imagine how noises it must be for the houses that back directly onto it. We do live very close to the train line which most of the time isn’t any issue as you don’t notice most of the small trains that go past but frequently there is a very noise train, usually in the middle of the night or early hours of the morning that goes past which can be annoying.

Some storage design in the kitchen I would change, the spare area under the drawers under the hob is wasted, you could get another 2 deep drawers fitted there There is also a tower that we look on to, a phone tower I think and although it’s to the side of the house we can still see it.

Our development is very family friendly, and the location is lovely it is very quiet which is what I was looking for. The home is built really well for a new build, with a very modern and open plan feel to the property. I would highly recommend living here.

Please tell us about the good and bad aspects of living in your local area:

There is a row of little local shops not too far within walking distance, with a shopping complex around a five/ten minute drive away. All homes have private parking which is great. Ever since living here I have not experienced any issues with noise, there have been incidents of possible cars being broken into near by, but nothing I have experienced personally. No issues with traffic as the development is in a quiet area away from main roads. Overall, it’s a lovely area.

How has the building management responded to any problems or issues you have raised:

I have not experienced any issues so far so I am unable to comment on this.

The area has a very family oriented feel which is lovely if you are looking for somewhere to settle down with nice neighbours.

Spacious house, great location

Rooms very spacious and lay out is great. House exterior is pleasant on the eye. There are few design aspect we were not too pleased about for example utility room door clash as one door opens out and the other one in and there isn't much room in the utility room to walk in close one door and then open the other - very poor design. The other one is the kitchen cabinets shelves height - there is limited option for storing taller bottles of olive oil and balsamic vinegar etc

The location is great and the transport links are very convenient. Everything a young family would need to is withing the walking distance. There are some lovely towns and villages around and plenty of countryside walks to enjoy.

There's fencing all around the estate and if you live right at the bottom, you need to walk almost a mile to get out into the fields for a dog walk

Bifold doors, spice cabinet and spacious kitchen/dining area are lovely

Overall the development is very good. The main concern I have is the design of the entrance to the estate. It does not appear to be wide enough for vehicles to come and go. The roads in general seems slightly narrower than other roads in the area. Additional visitor parking would also have been a good addition.

Please tell us about the good and bad aspects of living in your local area:

The area is very good for transport with the train station at the entrance to the development. If you want to use a bus you do have a 5-10 minute walk to a bus stop. There are a good range of shops within walking distance for everyday essentials and takeaways. There also a number of pubs and bars with. 5 minute drive. The area is generally very quiet with little traffic noise. Bin collections are not an issue with plenty of space for bins. We have experienced very little anti social behaviour.

How long the building work would carry on for. There is still a lot of mud etc

Please share one thing (or more) which you would change about your development:

I would have liked a garage with the property to help with storage. The bi fold doors are a good feature however the option to open a window would also be good.
