Nice Estate

Lin & Pete (Owner)

Sept 2022

We are very pleased with the design of our property. It is different to other new builds around at the moment and this attracted us to Meadowbrook. The main problem has been with our rear lawn which has been laid very badly and the soil back and front is full of clay and fairly large stones. The fence is a bit flappy in places. The rooms are all of a good size. The lounge at the back is a brilliant idea as we can look at the garden. Our road is private and a T junction but we do experience quite a lot of cars coming up and having to reverse back.

Please tell us about the good and bad aspects of living in your local area:

Callington is a small town with a Tesco. There is some nice countryside around. Meadowbrook is on the outskirts with some nice walks and views.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we knew about the badly laid rear garden. This has been a real disappointment as we have been unable to use the lawn this summer.

What is the best feature of your home:

The lounge at the back suits us really well. 3 nice sized bedrooms.

Good quality homes, shame about the garden soil!

Good quality homes, with modern design, spacious and quality fittings. Some properties have great views, great quality features such as Cornish stones and walls. The major downside is the quality of garden soil, which is infested with leatherjackets and the grass provided is of low quality. This situation is replicated in many gardens in Meadowbrook. The developer should do away with its contract to its garden property management company.

Please tell us about the good and bad aspects of living in your local area:

There are transport links to Plymouth and surrounding areas, but not as often as in a more urban area. No large superstores in Callington and just a few options for pubs, although not modern. Good parking availability in the development, although there are bigger vans that do not seem to move very much in allocated visitor spaces. Good weekly bin collections, which takes place weekly for rubbish collection. The odd antisocial behaviour occurs, like putting road sign into the drain, which although it had been reported to the developer, nothing happened. But very quiet both day time and night. Great helpful neighbours!

Please share one thing (or more) which you wish you had known before you moved in:

Callington tend to have windy, rainy weather!

What is the best feature of your home:

The Cornish stones on our property and the wonderful unobstructed and far-reaching view from our patio, both dining and sitting room areas, to the greens and the trees and grassland beyond.

A great value traditional new build house with many optional extras as standard.

The development by far exceeded our expectations on all aspects of our build. Our property was built on time too a very high standard. The estate is well maintained and generally a nice place to live. As to be expected with a new build we suffer with dust and noise but this has got considerably better as the development has moved further along from our property. More surplus parking would be an added bonus but this only becomes a problem when having 3+ cars for one household.

Please tell us about the good and bad aspects of living in your local area:

Callington as a whole is a lovely place to live, access to a large supermarket, country club and a small town centre. Easily commutable to plymouth. Callington is lacking for nice places to eat and drink. Parking on the estate okay but more difficult for surplus parking if having guests stay.

Please share one thing (or more) which you wish you had known before you moved in:

Watch out for the seagull that rips open bin bags when you put them out for the bin man. Try to best look how the rooms with be used and weather adjustments would better suit it. We had plugs moved in the first fix for the TV in the living room as a result they are now hidden. We wish we had a separate shower hose in the en-suite too make cleaning easier this would have been an easy alterations in first fix but is now quite a lot of work.

What is the best feature of your home:

The layout. We have a town house style layout which offers us the most room possible for the footprint. Our top floor offers a 5m x 8m bedroom which is very rare to find. As well as lots of optional extras included such as a shower over bath which was an chargeable option elsewhere, the oak doors and pre-landscaped garden.

House of two halves, mostly very good.

Nigel S (Owner)

The property is a story of two halves with the house itself being of high quality with good fittings and a generally high standard of finish. Having now lived here through summer and winter seasons, the house remains remarkably cool during summer and retains heat in winter. Even when it gets a little cool, the dual zone heating system means I don’t have to heat the whole house when I need a little boost in the evenings. Unfortunately the same can’t be said for the garden which comes as standard laid to lawn with a very small patio. The border fences seem to be a very DIY affair and when they fail will need to be completely rebuilt as they are not based around 6 foot fence panels. The lawn levels are all over the place and the drains (I have two in the middle of the lawn) are significantly higher than the lawn and cannot therefore be mowed without destroying the mower. All in all the garden needs bulldozing and starting over. That said if I was in the market for another new house I’d be happy to buy a Baker Estates house again.

Please tell us about the good and bad aspects of living in your local area:

Callington is a pleasant place to live albeit rather unexciting. All the basic facilities are there and there’s a fairly large Tesco which saves a trip to a larger town for the weekly shop. The estate is built on the edge of town making it quiet but not cut off.

Please share one thing (or more) which you wish you had known before you moved in:

The lack of a traditional roof overhang means that when it rains, water dripping from the gutters pounds on the sills below. Also the fact that not everyone has an attached garage and driveway means that there are more cars parked on the road than usual and the roads have not been designed with this in mind.

What is the best feature of your home:

The best features are the dual zone heating system and the open plan living area.

A Quality Estate

Dave G (Owner)

Meadowbrook is a well designed and stylish estate. The variety of properties makes for a varied residency which in turn makes for a great mix of people of all ages. This is a very friendly estate and very peaceful, one walks around gets greeted by ones neighbours. To cater for young children there is a play area, run by the local authority on the opposite side of the entrance to our homes. Baker Estates won an award given by the NHBC for the quality of the house builds, this is demonstrated by their commitment to repair any fault at the earliest. The estate is well managed by the builders with the roads & common areas regularly maintained. It is a joy to live in Meadowbrook which is why there is always a waiting list for people wanting to move here.

Please tell us about the good and bad aspects of living in your local area:

Callington is a quaint town with all the facilities one expects in a place this size. The town is well served with takeaway shops which all sell quality food. Its location provide good links to Plymouth, Liskeard, Launceston & Tavistock. The area is well served with country walks and have some excellent views of the countryside.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of the gardens could be improved. The amount of rain that falls on Callington, apparently well known amongst the local population.

What is the best feature of your home:

The style and build quality. The use of 1st class fixtures and fittings.
