Initially you think the house is lovely until the cracks start to show…literally! Constant shrinkage issues because the land is very uneven and drainage is very poor. Terrible plumbing work. Customer service is appalling once they get your money, it’s either basically none existent or you just get a lot of lies, excuses and delays until your guarantee expires and they don’t have to do anything. Placement of the social housing on the site is terrible and antisocial behaviour occurs often.

Please tell us about the good and bad aspects of living in your local area:

Close to shops and nice walking areas around, shame about the anti social behaviour from a number of the social housing tenants.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we’d have know how appalling Lioncourt Homes customer care actually was before completing.

What is the best feature of your home:

At least the size of our garden is decent, shame about the complete lack of levelling and drainage.

Nice quiet development with a friendly vibe, unfortunately lion court are constantly behind their target dates for completely roads and areas of the development to there is still work being done. There is often litter on the development and dog faeces as Lion court refuses to but in litter bins despite bed no requested by multiple residents. As a developer we and other neighbors we have spoken to have had a long list of issues with Lion court.

Please tell us about the good and bad aspects of living in your local area:

A number of local shops, pubs and cafe’s. Local stores are not very affordable. Multiple residents requested bins be put on the development as there are issues with litter and dog faeces however lion court refused to make this accommodation. Quiet Neighbourhood.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we would of realised that the developers would large wipe their hands of us once we had completed our 5 star review.

What is the best feature of your home:

The best feature of our home is the en suit to the master bedroom.

Love the area not the developer!

The design of Malvinha is what first attracted us. The house was designed with family in mind and would be an easy transition (we moved with a 4year old and a 4 month old). You expect issues with new builds but we have been here 2 years and still are having issues which are taking months to be resolved if not years. This development has been here 3+ years and is still not finished! We are still without pavements and have been fobbed off continuously by the site manager. The house is great but still causing issues - we will not buy a new build again! Lioncourt are, as a developer, lax.

Malvern is a wonderful place to live.people are very friendly and there are some wonderful places to visit. We are lacking in some aspects as we are rural but this is to be expected. Everyone here is very friendly, we have a lot of lovely local businesses to use .

Please share one thing (or more) which you wish you had known before you moved in:

How bad Lioncourt are for customer service and even just keeping you informed of works and timescales- constantly told one thing and it’s never right

What is the best feature of your home:

Lot of light and ample sized rooms. Family bathroom is small though for the size of the house and severe lack of storage upstairs

The design of the houses and the site are very good, the gardens are quite large compared to some other new build sites that we have viewed. More visitor parking would have been beneficial, but the site does benefit from some large open spaces to facility the building of a community. There have been a number of issues across the site with the standard of plumbing work that has been carried out by the subcontractor.

Please tell us about the good and bad aspects of living in your local area:

Nice secluded site and is very quiet, yet is within walking distance of the local shops and pub. More parking for visitors would have made a difference on the site.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been nice to have had neighbours living in the surrounding houses to have asked their views.

What is the best feature of your home:

The best thing about the home is the location on the site, it is in one of the quieter parts and nearer large open spaces .

We have had a great experience buying from Lioncourt. We have had issues of course, but it’s not necessarily the issues you have it’s how they deal with it. They have been brilliant in coming back to us they have been at the house within 24 hours of reporting a problem and they have generally been really good.

Local area is great, transport links are good, parking is also good and it is very very quiet

To be honest nothing has come as a surprise and there isn’t really anything I would add here

What is the best feature of your home:

We have two ensuite and a dressing room in our house and we love them
