The range and quality of local shops, restaurants, bars at Harbourside is wide, including Tesco, Costa and some restaurant chains. The location is great and the view is lovely. The convenience and availability of transport links is a plus and Invicta is very close to the city centre. It is quite busy over the weekend and it is quite expensive.

How has the building management responded to any problems or issues you have raised:

The building management responded to any problems or issues I have raised, but sometime with some delay.

Please share one thing (or more) which you wish you had known before you moved in:

The rent is very high and significantly increased overtime

Please tell us about the good and bad aspects of living in your local area:

The development is really well located, and right by one of the most amazing views of Bristol - the floating harbour just opposite the SS Great Britain is pretty magical, especially at sunset. Shops, restaurants, cafes, bars, and pubs are all very conveniently located, and it is around a 5 minute walk from Brandon Park. Approximately 15 minutes walk from the Bus & Coach Station, and about 20 minutes walk from Temple Meads Train Station, makes this development very accessible.

How has the building management responded to any problems or issues you have raised:

The building management are very prompt with finding resolutions for any problems or issues that are raised.

Please share one thing (or more) which you wish you had known before you moved in:

The windows only partially open, but they are sufficient most of the time. The drapes are not blackout drapes, so they do let in a lot of light, which may be of concern to someone who may be sensitive to this.

Convenience of location for as mentioned above as well as the Harbourside walks so small children may cycle, We the Curious, the Aquarium, etc.

How has the building management responded to any problems or issues you have raised:

Bristol is the city of "We don't care" so the proverbial 'kicking the can down the road' is fully effective. Strip lighting our for months, very rusty gas pipe in the underground carpark is ?, leaky balconies creating cascades of water on the facade,...

Please share one thing (or more) which you wish you had known before you moved in:

No one from the lettings company were present when moving in or a couple of days later to introduce any resident to the 'How to' and where to get help/advice.

Plenty of bars and coffee places around, and also a small supermarket. Well connected to the main public transport.

How has the building management responded to any problems or issues you have raised:

The building management is not very reactive when in need of repair / maintenance. The way in which they classify 'emergency' is arbitrary at best.

Average - decent location, many flaws

Good aspect is the location, very centrally located and close to everything in Bristol. However, that also has its cons - can get rowdy, especially when it's sunny. The range and quality of local shops, restaurants, bars & open spaces is decent. The transport links are convenient and seem available. Bin collection seems reliable, there's plenty of anti-social behaviour and often you get wafts of people smoking weed in the apartment and the common areas. Never had any issues with traffic noise from vehicles, but the noise from pedestrians is annoying. Also a big issue with theft of parcels from the lobby area!

How has the building management responded to any problems or issues you have raised:

It really can be hit and miss - they often respond right away, but sometimes it has taken ages.

Please share one thing (or more) which you wish you had known before you moved in:

Decent location, convenient to everything. Beware of noise, especially if you are looking at a flat with a balcony on the promenade or by the harbour.
