Worth buying a family house here

This development offers good design and choice of modern houses with most of the facilities. The houses built are generally good quality with excellent insulation and access to fast internet. However, few areas lack footpaths, house gardens are relatively small and patchy management of the development offered through third party with relatively high yearly service charges to the owners even though houses are freehold, have been few letdowns. Overall, we have had positive experience buying our house here.

Please tell us about the good and bad aspects of living in your local area:

This area is easily accessible with train station (with plenty of parking), local shops, few pubs and town centre within walking distance. Even though it is close to the airport and (narrow) roads can busy during rush hours, the area is generally quiet with reliable bin collection and easy access to green open areas, Southend beach, sea life aquarium, Adventure island and theatres.

Please share one thing (or more) which you wish you had known before you moved in:

Yearly service charge for this development and no windows in bathrooms

What is the best feature of your home:

Cosy well built house with access to sunlight most of the day

Nice area and layout

MEF (Shared Owner)

Feb 2022

Nice area and layout. Fairly quiet area apart from the building of houses that is still on going. Hopefully once everything is done it will be a peaceful place to live! It would benefit the development to have more facilities. The duck pond is nice to go for a walk around.

Please tell us about the good and bad aspects of living in your local area:

Local shop 20 minute walk away. Would be nice to have a little shop on the development! Needs to be more visitor parking.

Please share one thing (or more) which you wish you had known before you moved in:

How long the building work was due to go on until.

What is the best feature of your home:

Parking space right outside the property, which is handy.

A beautiful house

Our house design suits us. But we had just under 300 snags when we moved in which took Ashbery 6 months to rectify. Some were major, the landing ceiling had to be taken down. We don’t want facilities on the development but we would like adequate street lighting and dog poo bins. The management company POD are useless they take too long to respond and they don’t fix issues reported ( for example many street lights have been out for 6 months)

Please tell us about the good and bad aspects of living in your local area:

Ideal location near the station & local woods and footpaths. Rochford town doesn’t have enough decent restaurants or wine bars but we knew this. Parking is a nightmare and this has not be planned or thought out. There is nowhere for visitors to park, so a 4 bed home with 2 parking spaces and no room to park in street is poor planning

Please share one thing (or more) which you wish you had known before you moved in:

That Ashberry had given us all the information we needed ie telling us we would pay a charge for being in a private road and to expect multiple snags which is apparently normal? We have also been forced to use an internet company that has very poor coverage. Ashberry have banned Sky & BT from the development so you are forced to choose one of four of their choice that nobody I know has heard of, seethelight who we are with do not send Engineers out when there is an issue, you have to pay a private contractor

What is the best feature of your home:

It’s Spacious & in a location that is ideal for us

Excellent estate layout

Excellent service from CHP and the property maintenance is very good. The layout and design if the estate is lovely with children's play areas. The estate is kept clean and the gardens are well maintained. The houses and flats are all very different which gives the estate a lovely appearance. The trees at the country park are lovely and great area for bike rides and dog walking

Please tell us about the good and bad aspects of living in your local area:

I just it would be great if there was a shop on the estate and a drs and also be great for bus

Please share one thing (or more) which you wish you had known before you moved in:

I just think it would be great if there was a shop

What is the best feature of your home:

Spacious and great layout room sizes are great. The bathroom is great design and modern

Overall a nice place to live.

Many nice houses, unfortunately some of the CHP residents fail to bother to keep their properties looking nice and seem determined to bring the area down. Site fees are expensive and we get hardly anything for our money. POD are completely useless and hopefully will be replaced in due course.

Please tell us about the good and bad aspects of living in your local area:

Convenient to station. Rochford is a small town and has a few good restaurants and pubs. Could do with more shops although easy to get by road to Tescos and Waitrose. Sainsburys within walking distance.

Please share one thing (or more) which you wish you had known before you moved in:

CHP residents. Some of who are simply awful and leave the area around their houses in a disgusting state. Speeding on estate is a problem.

What is the best feature of your home:

Plenty of bedroom space. Nice duck pond and some nice neighbours
