Good design, good variation of house styles. The value for money is excellent as they include a lot of things for the price. Would like a better finish though on the interiors as some aspects of the house is quite poor in terms of finishing touches. Overall decent value for money and definitely nice builds.

It's next to main road so for travelling it's good but to get to shops you'll need to drive/bus it out. It's also next to a factory so not the best location.

How has the building management responded to any problems or issues you have raised:

They addressed it fairly quickly at the start but towards the end of the year they started to take longer.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we could've added more extras even after the original date.

home is excellent due to fantastic on site management credit to them all constantly checking the quality control of the contractors and very good customer service any snagging issues are followed up and dealt with lots of courtesy calls which is very reassuring

Please tell us about the good and bad aspects of living in your local area:

We have a very good range of shops to choose from lots of open spaces for walks etc. Good park for children and a nice walk around the lake. Transport links to the coast and to the town very good we love the street where we live excellent parking and a lovely outlook from our window very pretty bin collection good you can’t hear any traffic the quality of the finish on our home is excellent due to fantastic on site management credit to them all constantly checking the quality control of the contractors and very good customer service any snagging issues are followed up and dealt with lots of courtesy calls which is very reassuring

How has the building management responded to any problems or issues you have raised:

Any issues raised have been dealt with swiftly and promptly and finished to a high standard

The development is well thought out, with good design structure. The development will quieten down when finished and the road structure is set out. Avant were initially supportive with snags when I first moved in. Overall, the development is a nice place to live.

The local shops are within walking distance and there is a local restaurant on another development only 5 minutes walk away.

How has the building management responded to any problems or issues you have raised:

The builder initially responded well, but a bathroom leak took longer that necessary to fix due to sun contractors.

We have loved getting our avant home and reserving it Although my first point would be the women can be a little patronising over in the office when dealing with them for your new home The choices is great that’s on offer for inside but I would say the people doing the paper work of what u pick could be better as we ended up with black door handles then that had to be changed so demo day wasn’t great. Noticing that Then also we got told to sign here and here there etc and little did I know I was being told to sign that she had ticked I had checked all my Windows etc and glazing as one point which we hadn’t and after noticed a few had scratches and chips so this could be a bit better for young people who like me didn’t notice these things the sales people do. Hand over was good although the things from demo day were not rectified so it took us almost 6:7 month to get my snag damage list sorted Site managers were nice ish but don’t really want to help you out even though that would give them a easier life and can be quite cheeky we found A lot of them don’t seem to like women who know what ther talking about Customer services has been good Laura. But I would say it’s a joke trying to get things done and people round to fix errors that were bad in the first place.

Please tell us about the good and bad aspects of living in your local area:

I would say the aspects are good as we are close to a lot of supermarkets Lidl Morrison’s and Asda Benton and the Gosforth race course for occasions and a couple pubs like the border minstrel The bin collections are quite late in the day and I’m used to them being 7.30am which is a bit of a chore and then people in the estate never get them in quite on time either The noise is bad from the roundabout but only from living quite close at cygnet park to the hospital next to cramlington so you tend to hear a lot of ambulances sirens and at night Our street is nice quiet although we would love the roads finished and out path ways to the house as it looks very dirty and unsightly

How has the building management responded to any problems or issues you have raised:

Ok good ish I guess ther favourite lines are Oh but it’s a chow on to change that or fix that And oh but ther is intolerances But when your buying a new build everyone puts you off and I would say it was better than expected with avant but you just can’t get the workers these days that care The plasterer does a bad job the painter just paints over the top and your first impressions could be better due to them checking houses in my opinion

Wish we could of saw inside the house before going all the way through with the sale as of the size aspects etc Not everything advertised is what you get what you think your getting in your new house How hard it would be to get a decent bloke other than James to come and out stuff right and want to help you and take his boots off and chip in. He was the best

Happy with most of the design and interior used in the house is of high quality compared to other builders I have seen. Could be some improvements with being innovative with room designs. All of the rooms just seem like small boxes. Not very spacious.

Please tell us about the good and bad aspects of living in your local area:

I’m happy with the public transport as a bus service has been put in place just outside the estate. There aren’t many shops / restaurants around the estate which is not a big problem. The main issue with the estate is the slow development of the give way / traffic light system that was supposed to be put in place to allow residents to enter or exit the estate any direction they want. With the current lay out we can only go left when existing.

How has the building management responded to any problems or issues you have raised:

They have fixed any issues that have occurred after moving in.

Please share one thing (or more) which you wish you had known before you moved in:

The property was sold as being in ‘killingworth’ although that isn’t the case. The property is actually in camperdown according to Royal Mail. Kind of feel like we have been mis sold to.
