The design of the development is very good and very pleasant to drive and walk through as the houses are well designed and attractive to look at, and in the evenings it is quiet and well lit. It has been especially lovely over Christmas as a lot of the houses had Christmas lights on and it was a very pleasant sight to see and walk in. Our neighbours are lovely and although I have not had any interaction with the other residents in the development, I have not seen any anti social behaviour, and one of the neighbours behind our house told an unauthorised car to move from one of our parking spaces as they realised it was not one of our regular visitors which was very nice of them. The developer has been fantastic at resolving any issues with our house. We have had several things need remediating which hasn’t been ideal but on most occasions the issues have been resolved very quickly. The house overall is excellent and we feel very fortunate to live here. Two of the main small issues I have with the house itself is firstly that the ground floor can get very cold, I’m not sure if the front/rear doors are letting in drafts but often, the 1st and 2nd floors will be nice and warm but the ground floor will be cold. It’s not a massive issue as our lounge is on the first floor. The small second criticism of the house is the floors are made of thin wood, which means anyone walking around on the floor above you can create noise below. My wife and I are by no means heavy in weight but can still create a fair amount of noise. It is nothing horrific but for a new build I’d expect there to be a lot less noise created by the floors. We bought one of the show homes and the value for money in terms of the extras and finishes is great. The rooms are a great size and having two en-suites always wows our guests. The kitchen is a great size with great facilities.

Please tell us about the good and bad aspects of living in your local area:

The local amenities are very good. The local High Street is very close by, local supermarkets are a 5-10 minute drive away as well as several retail parks. The train station is a minute’s walk away which is great for travelling into Birmingham city centre in under 15 minutes - the train line is very close to the development however the noise disturbance is minimal and trains going by outside the window adds to the charm of living here. The M5 junction is also very close by so the location is amazing as I often commute into Birmingham and drive south to outer London. Parking is very good as all properties have private parking and their own EV charging points. Our parking is behind our house and accessible via Mill Lane, in around ten months here we have had a few instances of unauthorised parking in our private bays. Perhaps some signage to make it clear the parking is private would be helpful to deter non-residents parking there. Bin collections are weekly which is great. We live in one of the houses on Station Road, which is a semi busy road in terms of traffic, however noise disturbance is minimal.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we’d known how thin the wood was for the floors. We did visit the house before buying but didn’t really notice the noise they’d create. It is by no means a huge issue.

What is the best feature of your home:

We love the size of the home. We have a lot of living space and the main rooms such as the kitchen, lounge and main bedroom are all a great size. Having two en-suites as well as the main bathroom and cloakroom is also fantastic.

The facilities within the development are good and of high quality. However, the property management is beyond par. I expect the property manager to be hands on with certain things in a managed apartment but I am not getting that from them right now.

Shops are in proximity of the development. There are restaurants but not a variety of them. Would have loved a lot more variety

What is the best feature of your home:

The Kitchen is my best feature in the apartment. I upgraded on somethings in the kitchen and I’m happy about that.

The development is coming together nicely and all houses are beautifuly presented. We get on well with all the workmen on site and the site manager who is always helpful. I think it’s actually going to feel strange not to see them once the site is complete.

Please tell us about the good and bad aspects of living in your local area:

We are situated in a small village, right next to a beautiful canal one side of the new builds, for those nice summer walks and a train station for easy trips into Birmingham to other side. The village has all the expected amenities right on our door step. We have a local high street with various shops and restaurants and the old rep theatre. We also have a primary school and a fire service within a 2 minutes driving radius or 5 minute walk. We are ten minutes away from the bigger shopping centres and large supermarkets such as Sainsburys, Asda, Aldi. We are still living on a development site so building can be heard during the day and both the house an cars can be dusty as a result but that is to be expected and will resolve once the site is complete.

The upkeep of the large gardens. I probably wouldn’t have paid to have the garden laid if I was aware. Issues with the levelling of our garden as we experienced a lot of sinkage, keeping it

We really love our house. We love the layout. In general we are very happy, the kitchen facilities are of quality, as are the wet rooms. The layout is good and the use of space in the layouts is excellent. For our family of three plus our doggy we have enough space to spread out. Property management is doing a fine job with no reason for complaint. Some things that I would suggest for improvement. The window and garden door vendor could do with being reassessed. We have trouble closing the door sometimes and it's drafty. And our bedroom window is not great at keeping noise out. We would have made some different choices when picking carpet etc. to the previous potential owners, but that is all understood. Our drive is at the back of our house. I would recommend that Lion Court plan for some form of light at night in future developments for safety and as a deterrent.

Please tell us about the good and bad aspects of living in your local area:

Being from the area, we were very familiar with the local flavour of the area. Being close to the high street and park is super convenient for dog walks and amenities as is access to local restaurants. Access to Oldbury and the M5 junction is very convenient. The train line is good and although close does not provide any distraction. We have had a few problems with unauthorized parking and an instance of a smashed window from a neighbour. As a community we were active in safely reporting the issue and have had no instances since. I did feel the need to install security cameras at the back of the house. We have had no problems since. Living near a main road there is often loud cars speeding. The community feels good, our neighbours are lovely, we are excited to welcome more people to the street.

Please share one thing (or more) which you wish you had known before you moved in:

We wished we would have known that the secluded drive ways were going to attract problems. We would have put signage up immediately as well as other deterrents like CCTV cameras and alarm systems.

The layout. Three floors, great storage space, room to spread out.

The apartment build has access from the front and rear and offers three visitor parking spaces. The communal areas are finished to a high standard with good lighting provision. The bin store area is well built and in keeping with the development bud provides good automatic lighting. The on-site developer support upon completion has been a good service.

The location right next to the train station and also 2 minute festive from the M5 motorway junction makes it so accessible

The time scale for the entire development completion as I was one of the first builds in phase 1 and the development is still not complete after 18 months
