The design of the flats is very simple but functional. You can tell the development was built cheaply but rarely had a problem with anything breaking etc. when we have had any problems they have always been fixed however this usually takes a considerable amount of time to happen.

Please tell us about the good and bad aspects of living in your local area:

Tesco Express, Co - Op, Petrol station with Asda express, subway and Greggs, all within walking distance. Tram stop over the road. Would not recommend a car as high monthly parking costs and poor availability of free parking. Great open spaces around Salford Quays which is great for a walk etc. Bin collections seem great it’s dealt with by the maintenance team. The development is on a busy road but noise has never been a problem.

How has the building management responded to any problems or issues you have raised:

Always been resolved but can sometimes take time maintenance team often has long waiting lists so have to prioritise

Please share one thing (or more) which you wish you had known before you moved in:

Security guards are excellent, and super helpful. Ventilation is very poor.

The location and design of the buildings is very nice, especially with them being on the water. Ground floor flats (mine included) sometimes get the short end of the stick, particularly on hot summery days, as when windows are left open to keep the flat cool, a lot of smaller bugs and insects make their way in (spiders, mosquitoes, flies). There were a few times where I would even find grass in my bedroom or my living room area, as when the grass is being cut, the pieces fly around and in through the windows which can be very annoying to clear up. This is not so much an issue during the winter months, but something to make note of.

Please tell us about the good and bad aspects of living in your local area:

Tram stop a few minutes away is quite convenient, and is well-connected with Cornbrook only being a stop away and MediaCity not much further than that. The lack of nearby shops can be a bit annoying at times when you need something in a pinch, as you need to walk 15-20 minutes each way to either Co-Op Salford Quays or White City.

How has the building management responded to any problems or issues you have raised:

Very quick and easy to get a hold of, nothing but good things to say as both times I needed assistance with something, they would get in touch with the repair company for me and forward me on any details I'd need. Whole process would be smooth from start to finish.

Please share one thing (or more) which you wish you had known before you moved in:

- Ground floor flats get a lot of insects on hot days, and on occasion sometimes cut grass can fly in through the windows if left open while the grass is being cut. - The distance away from the nearest shop ( 12-15 min walk to Co-Op Salford Quays) is not that bad, however this gets tiring to do over time.

Great location and spacious flats

Happy with design and placement of specific flat - flat is facing resident courtyard so encounter minimal traffic noise from street. Building management are helpful and property management usually reply quickly over email. Flat is very spacious and underground car park facilities are a bonus.

Very close to the city centre (within walking distance) and good surrounding transport links. Surrounding area has plenty of convenience stores, bars and restaurants, close to gym. Flat is facing a courtyard for residents so encounter minimal noise from streets.

How has the building management responded to any problems or issues you have raised:

Usually respond very quickly over email. Awaiting bathroom light being fixed but usually will respond and resolve issues fairly quickly.

Please share one thing (or more) which you wish you had known before you moved in:

Helpful property management, residents of building very friendly. Families, couples, single residents all living here so residence is suitable for everyone.

Everything is good, they provide a good service about replacing facilities and building has a good management and good support. They always try to solve any problem that suddenly happens . You always can easily find the security building and the are brilliant.

The good aspect is they have a brilliant service when an issue arises and bad aspect is after signing the contract they never change anything in the property

They have a good service management and when I faced the problem they report the issue and it will be fixed as soon as they can.

I wish I knew that they can not take out any furniture or bed that you don’t need.

Lack of indoor recreational facilities for children.
