Decent building but poor management

Lifts broke frequently. Regular hot water outages that took over a year to resolve. Repairs were poor quality, maintenance team did not seem well trained. Concierge were friendly. No real extra facilities to speak of. Repairs to cladding loud and disruptive.

Close to station. A lot of traffic noise. Close to park. Good bus connections. On cycle superhighway.

How has the building management responded to any problems or issues you have raised:

Problems were slow to be resolved despite communication.

Living at One Eighty in Stratford, London has been a fantastic experience. Facilities are excellent with a great gym, and the building management is efficient and responsive. The property management team is professional and always helpful. At this point I'm on first name terms with the concierge team and stop most days for a chat when coming home from work.

Living in Stratford is great due to excellent transport links and vibrant areas like Hackney Wick for going out.

How has the building management responded to any problems or issues you have raised:

In my experience repairs have been made typically within a day or two.

Please share one thing (or more) which you wish you had known before you moved in:

The area can be very busy on match days when West Ham are playing at home nearby.

The design is fine, but during warm weather it gets really hot because of how the glass windows are constructed. The facilities management interactions I have had were not the most positive and it was difficult to get and answer, but it has been a while since I last spoke with them.

It is well-connected and close to Stratford station and Westfield which is very convenient. It is also located on a main busy street which makes it noisy but safer.

How has the building management responded to any problems or issues you have raised:

It was difficult to get a response and be taken seriously but the last communication was a while ago.

Please share one thing (or more) which you wish you had known before you moved in:

We did not know what the parking situation was and it was difficult to have furniture and boxes delivered.

The building is relatively new and well-maintained. There are two elevators, and I've never had to wait long for one. Bike storage and car parking facilities are available. The only downside is that you need to go downstairs to take out the bin. However, the reception operates exceptionally well. They are always available to answer questions or provide assistance. Additionally, they collect your packages and promptly notify you via email. They clean each floor twice a week, ensuring a consistently tidy and pleasant environment.

Please tell us about the good and bad aspects of living in your local area:

There are plenty of local amenities, including various gyms and grocery stores, all within a 10-minute walk. Additionally, there are a few nice restaurants nearby. The location is excellent in terms of transportation, being only 10 minutes away from Stratford station, which offers access to several different lines such as Elizabeth, Central, and Jubilee. These lines are very convenient and can take you to central London in 20-30 minutes. While the street can be quite busy, living on the 9th floor and facing the other side helps reduce noise; however, occasional street noise is still manageable.

How has the building management responded to any problems or issues you have raised:

They were prompt in responding to my emails and messages. When the dishwasher broke, they promptly sent someone to fix it. I want to give special thanks to Melanie. She has been incredibly helpful since day one. Melanie showed us the property twice during viewings, answered all our questions, and assisted us every step of the way. We maintained constant communication until we moved in. The move-in day went smoothly, and Melanie frequently checked in to ensure everything was going well. Thanks to the building management and Melanie, we experienced one of the smoothest moves ever.

Please share one thing (or more) which you wish you had known before you moved in:

The lighting in the building utilizes white bulbs, which can be problematic for individuals prone to migraines like myself. Ensuring appropriate lighting is crucial for my comfort and well-being.

The onsite management is just amazing always smiling, pleasant and ready to help. Specially would like to mention Melanie and Dan who have been so very helpful during my moving process, answering all my questions and helping to make the process as smooth as possible. I would also like to mention Mara, Tamas and Anthony as they all are doing excellent job in making the tenants feel comfortable and staying here a joy.

Please tell us about the good and bad aspects of living in your local area:

The building is situated in excellent location with Stratford station and Westfield just under 10 minutes by walk and bus stops within a minute. Olympic park is just around the corner. Amazing if you like to have a good access to public transport, enjoy shopping while still want to feel you are living in a quieter neighbourhood - it is a good mix of everything.

How has the building management responded to any problems or issues you have raised:

Always responded in a swift manner. There is also an app which can be used to book maintenance work which makes it even better as you can choose a time slot which suits you the best.

Nothing to mention as all was explained well so no unexpected surprises.
