This building is one of only a handful in the area that has a full gym (recently completely refurbished - 2022) with Sauna and Steam rooms. Full complement of showers as part of the gym too! A new Green Roof was established recently on the North side of the building. Excellent design and facilities. Secure basement car park and bike store. Building has an inner courtyard for residents to enjoy - well manicured with regular work carried out to the exterior shrubs and plants to ensure the building remains smart. 24/7 Concierge so very secure, safe and personal service for all.

Please tell us about the good and bad aspects of living in your local area:

Fantastic and numerous transport links - Eurostar, National Trains, Thameslink, Overground, Tube and buses. Cycle route have popped up in recent years too. The Bingfield Park directly in front of the building is soon to be redeveloped (Jan 2023) raising the standard and giving residents more amenities. You are close to the shops, bars and restaurants of Coal Drops & Granary Square and there are local family run gems such as the Sunflower Bakery that you can support nearby. Gifford Street is a cul de sac so little traffic. Excellent open spaces - so well maintained Islington Parks and of course the pedestrianised Granary Square area. An area that has had a huge transformation making it fascinating to visit and explore with more developments to come.

How has the building management responded to any problems or issues you have raised:

Yes - very responsive. The Concierge is available to all residents to help with issues 24/7 - provides a great service in a professional and courteous way. Big plus for the building.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you are given a full tour so that you can really understand all the beneficial facilities - a recent addition is a residents library for sharing and swapping books!! Also there is now a friendly building cat!

Friendly and helpful Conceirge small but good gym with changing rooms and steam sauna rooms are extras. Recently the Conceirge was redesigned which I was expecting to me much better than what it was before but I felt like the redesigning was just okay. Building management is relatively good it’s clean but the back door entrance is hideous. Not been fixed since the water leak.

Please tell us about the good and bad aspects of living in your local area:

The fact that it is a development between kings cross and callly makes it’s a slightly affordable place to rent. Love the walk to the station every morning. Local shops are good. Some people find the walk longer but 15 mins is okay for me. The only down side is gangs from the council estate next to the development.

The station is the surroundings due to the council estate next to the development.

Please share one thing (or more) which you would change about your development:

I would prefer to have windows in my flat. I have to open the balcony for some fresh air which is not the most convenient and safe option during summer nights.

Amazing modern development in Kings Cross

The development is super central in Kings Cross. Walking distance to the kings cross and angel tube stations and a few large supermarkets and gyms around. The development itself is super modern and clean with its own gym, sauna, steam room and concierge.

The area is blooming with a lot of new buildings being built.

The accommodation has got a parking garage but you have to pay extra for it.

great for students with amazing facilities indoor

I don't like the fact it is far from the station however I like that it is close to my university and the reception is always available 24 hours. It is close to the gym and has good facilities in the building. it is great for students.

quiet accommodation great for students and families

I like how quiet the area is in the daytime however at night the area is quite dodgy and unsafe. But i do like the location of the area as it is close to my university and the stations such as kings cross.

i like that it is quite and close to school and station I do not like the neighbourhood as it is a bit dodgy
