Good place to land but bad to stay

The facilities are new and modern; however the room size is just too tiny which makes one feel like living in a shoe box! In addition to those inconsiderate neighbours, the rent is obviously over priced. Heard that they intend to increase the rent again…..

Location is perfect with easy access to public transport and can’t complain the very safe neighbourhood and responsive management staff.

How has the building management responded to any problems or issues you have raised:

Yes, quite efficient with an on site host as well who could solve issues quickly.

Please share one thing (or more) which you wish you had known before you moved in:

Moved out after a year of good time at the beginning and so so at the end. At the beginning, most residents were working singles. Yet gradually, the building has become filled with students and short term visitors. Quite a number of them were noisy on Fridays and Saturdays nights. Students played games loudly in their rooms which disturbed others and some even left their cooking unattended which has made the false fire alarm even worse! And some borrowed the communal tools without returning or kept them for more than weeks….that’s annoying too.

Neat and convenient!

Modern design and homey feel in a quiet residential area with good security. No gym but the lounge, working spaces great for the days I'm working at home. Gym close by. My studio is small but good layout, kitchenette, washer / dryer. Really nice outdoor area and bbq space. I know some of the team onsite including the housekeeper who's a nice lady! One bonus has been the parcel lockers for my deliveries.

Fab location 5 min walk to the station and a nice local feel and convenient grocery shops, chemist etc

How has the building management responded to any problems or issues you have raised:

Washing machine was not working when I moved in but the maintenance guy came and fixed in a day.

I want to book a cleaner for my room; they say coming soon!

The response speed of the building management team is very fast and they will deal with my issues. And Holm Wimbledon Park offers well-designed and meticulously crafted properties. The development showcases modern architectural aesthetics and incorporates premium finishes and materials, ensuring a high-quality living experience.

Please tell us about the good and bad aspects of living in your local area:

Holm Wimbledon Park is situated in a highly desirable location. This neighbourhood is known for its charm, green spaces, and proximity to the iconic Wimbledon Tennis Championships. Residents can enjoy a peaceful and scenic environment while being well-connected to the city centre. This property is super close to the Southfields Station with 4-min walking so it is convenient for me to commute and travel. However, the cost is not so cheap because of the desirable location, high-quality construction, and range of amenities.

How has the building management responded to any problems or issues you have raised:

I was locked out because I forgot to take my room card. And then I messaged the property management team and they replied immediately and dealt with my issues within 15 mins. I was very satisfied with the speed they dealt with the tenants' issues.

Please share one thing (or more) which you wish you had known before you moved in:

I prefer to know the closest shopping map before I move in. But it does not that matter because the supermarket is only a 4-min walk so I can find it easier even though I didn't know it before I moved in.

The building design is great, lovely garden space and bbq area. Communal work spaces are a great addition as I often work from home so it’s nice to change up the space. Only downside is the fire alarm goes off a few times a week due to cooking but it’s always a positive that the safety is good!

Please tell us about the good and bad aspects of living in your local area:

M&S, Tesco and Sainsbury’s all really close. Lovely access to Wimbledon common and Wimbledon park that has a gorgeous lake. Not many restaurants and no bars but really easy to get to Wimbledon where there’s loads.

How has the building management responded to any problems or issues you have raised:

My water heater wasn’t working and so I emailed in on Sunday and this was dealt with straight away - they didn’t provide me any confirmation or a number to call but they sorted it on the same day.

Please share one thing (or more) which you wish you had known before you moved in:

Honestly not a lot - just transport links, their aren’t many buses that go into the city and if the district line isn’t working, there’s no other way to leave the area without adding an additional hour onto the journey somehow.

Super small studio with poor ventilation. When you cook in your flat, the smell of food just lingers and quite often there are false firm alarm. This is a co-living building, so one can expect similar problems like no on-site management staff, one pays more for the bills which cost £250 each month no matter how much energy you have consumed, deliveries undeliverable and maybe more. Overall, regarding whether the rent (membership fee) is value for money, one needs to weight if the location is the most major factor worth costing that much. No very recommended for non-local with visa, as one can’t prove him/herself’s stay in the UK with no tenancy contract, bill documents and council tax payment. As a non-local, if you happen to be without driving licence, you can’t even open a local bank account.

Nothing much I should complain. Neighbourhood is clean, safe and convenience to Southfields Station which is absolutely nice for commuting no matter in terms of journey time and cost. No parking availability is the fact. Yet, living and working in London, proximity to public transport may be more important. What would be more fantastic would be if there can be closer to supermarket. All nearby groceries stores are express and local type; which one has to expect to spend a little more for the convenience of the location.

How has the building management responded to any problems or issues you have raised:

Quick response but action not quick sometimes. Repetitive requests are expected if you want to make good something.

Please share one thing (or more) which you wish you had known before you moved in:

It’s co-living membership and what would entail. The contract itself scared me quite much as seems like I’d lose every right as someone paying “rent” which they claim membership fee….however I only have a full look of the contract after paying holding deposit. I could only cross my finger and hoped everything would go right. But to be honest, the things run so far so good. Not extremely bad.
