The development is more than 10+years old but maintained well. The design is good and practical. The only issue with the design is from reception entrance there is no ramp and lifts on other side of building are not connected so for 9floors, 180+ flats the waiting for 1 lift can be very long at times

Great location. Very close to the station and bus stops. A perfect location that’s near to popular and busy broadway and king street with plenty of options of food and shopping

How has the building management responded to any problems or issues you have raised:

It really varies at time the management is super efficient and on other occasions they don’t take actions for long

The management let out flats to council also and there is very less control on sub letting

So far we have had no issues in the apartment which makes it very safe.Very clean and never need complain to neighbours about noise.Also the parking area is very big so that makes sure we do not get into any car crashes/problems.It is a friendly environment .Overall very nice apartment.

Good transport link,nearby shops ,religious places good aspects No street parking,traffic noise,very busy bad aspectd

They respond to issues very quickly and solve problem in short span of time.

Parking charges for second vehicle.and flats are very hot during summer

Poorly Maintained Development

The development may look attractive on adverts but is very horribly maintained. The communal corridors are not maintained at all with the walls being extremely damaged and very old carpets. The flats are also cheaply made and poorly maintained with many cosmetic issues and often functional issues. The lifts are often broken and take ages to be repaired and the gates to the back garage are also very often broken which leads to incidences of theft. Hot water does not work multiple times a year and you get billed a “heating and hot water bill” that isn’t mentioned to you at all. The rent increases are crazy high with an increase of over £500 a month being present in the space of two years however no improvement to the condition of the building. The only good thing I can say about the development is the kind concierge.

The building is located very close to the train station and the commute to central London is very quick however the trains often get delayed and the traffic in the area makes any bus journeys almost impossible. There is almost no parking available on the streets and the building management charges £520 a year per car just to park in a poorly maintained car park! Although the area is very multicultural with a lovely charm to it the large amount of anti social behaviour makes the streets feel a bit unsafe after dark.

How has the building management responded to any problems or issues you have raised:

Any repair needed that was reported took very long to complete due to only one maintenance person taking care of the entire development.

Please share one thing (or more) which you wish you had known before you moved in:

Extortionate rent prices, expensive parking and hidden bills with a lack of care about the building.

Development wise = built quality is good until something goes wrong and the landlord is hard to get hold of. You have to go out of your way to resolve issues. By that meaning alternative solutions bypassing the landlord. Local council, threats in-order to get something fixed.

Living wise = close to the station, was free parking, but now they charge £520 annually. Can become nosey at night from the local drunks. odd scuffles etc.

How has the building management responded to any problems or issues you have raised:

Good luck trying to have issues resolved, the landlord is hard to get hold of not just for me but for the estate agents aswell.

Do your research first. For a short stay it's manageable, but for a long stay look else where.

Kids play in common area so noise. Good infrastructure, repairs take time so have patience but that will be done. Extra charges for hot water bill and no one will inform you so expect it on top of your RENT and that wont be mentioned any where. Be care full as property management wont guide on any questions asked. helpful property manager Anil.. Very Good and helpful person

Good range of local shops, restaurants, bars. Quick availability of transport links. Visitors will struggle to find parking because shops and jim take them all most of the time. A lot of anti-social activities around the area. A lot of noise. Keeping window open is dream. Road side apartment struggle with noise coming not only from vehicles but also from "CAR WASH".

How has the building management responded to any problems or issues you have raised:

Repairs take time up to weeks and some cases for months depends on URGENCY. Repair person comes only over week end and you can wait to pull him and they all will help after seeing the URGENCY :) . Some time required repairs needs tools which are not available and hence it takes time. but regular follow-ups are the key to get success.

Get ready to accept smell in lobbys as ppl open their doors while they cook and you can smell all kind of smells, most of the time and ventilation needs to be improved.
