The property is in a prime location in East India Docks, just four minutes from Canary Wharf and 15 minutes from the City. The development offers a mix of studios, one and two-bedroom apartments. “Fantastic we have a concierge and a gym now. The area is constantly changing with new services and new local shops. There are 3 bus routes which serve the stratford and city area and a DLR starion which is a 5 minutes walk.” – Jay M, verified resident at Aberfeldy New Village Poplar HARCA reviews “Aberfeldy Village sounds more olde-world storybook than modern residential hub. And there’s a definite peaceful, idyllic tone to this buy-or-rent development. The idea was to create a serene community that puts everything at residents’ fingertips. That said, the facilities list includes a 24-hour concierge service, dedicated work space for professionals, a comfortable residents’ lounge, and a state-of-the-art gym.” – HomeViews Property Pro on Aberfeldy New Village Are you a resident of a Poplar HARCA development? Good place to live

Good development to live in, there is a sense of community ("village feel") with alot of greenery in the middle of the development. Management is friendly with a 24-7 concierge service, helpful friendly staff. Also has a gym as well. Design of the buildings are fairly standard.

Please tell us about the good and bad aspects of living in your local area:

Has a whole range of shops along Aberfeldy street, e.g. grocery stores, a boxing gym, barber, tailor, pharmacists etc. With more shops to come soon within the development itself (e.g. a GP, cafe, bigger convenience store).

Please share one thing (or more) which you wish you had known before you moved in:

The rubbish bin situation is not ideal as it is outdoors, but Management has taken steps to ensure the development is clean and have added larger bins.

What is the best feature of your home:

The sunset views from our flat is spectacular with a bit of a view of the city (shard) as well.

Design of the building is quite nice

Design of the building is quite nice, all the buildings in the complex look similar to each other. Probably I would prefer to have a bigger entrance hall in my current flat. Building management has changed last year, I preferred the previous management as current management does not inform in a timely manner about the packages that I receive.

Please tell us about the good and bad aspects of living in your local area:

It is my second year living in Oxbow. The best point about my apartment is transport links both to tube (Canning Town, East India DLR, All Saints DLR) and buses (309, 115, D8, etc). There not many big grocery markets nearby, therefore, I usually order online. Although it is expected that the big grocery market will be opened in the area. Can’t say anything about parking as I don’t drive. There is concierge and gym in the complex, too.

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t pay attention to how clean was the oven and then noticed that it was very dirty. Also, I didn’t pay attention to location of smart meters and can’t find it now.

What is the best feature of your home:

As already mentioned above, location is the best as close to transport links. Another second best feature is that there is nice walking area and benches within complex. Last but not least, existence of gym is another advantage.

Good place to live but could be better with small things.

The management is decent, if you need them they are there but nothing more. Is ok for the concierge and the security tho. But they could offer more service like delivering parcel to your door if the currier leave them outside. The design is modern and fresh a bit more "green" would beich appreciated.

Please tell us about the good and bad aspects of living in your local area:

Is a nice place to live but unfortunately not many amenities. The life is is a bit dull. I'd love to have more facilities like pubs and local places where we could spend time with family and friends.

Please share one thing (or more) which you wish you had known before you moved in:

Services from concierge and neighbours behaviour in general

What is the best feature of your home:

The balcony is good is a shame the neighbours are constantly smoking

Theres an onsite gym which is well equipped and sufficient for basic workouts. Property management is great and always onsite to help with any queries. Flats are fairly modern and quite spacious. Design wise it looks very friendly with lots of surrounding greenery. Pet friendly!

Please tell us about the good and bad aspects of living in your local area:

Great location only 10 minutes away from DLR and Jubilee line. Lots of buses links. Few off licenses stores nearby which are convenient. A proper grocery store would have been nice and probably the only thing missing. Not many restaurants or bars.

Please share one thing (or more) which you wish you had known before you moved in:

I did not realise it was a pet friendly building! Lots of people walking their pets outside since theres greenery space around.

What is the best feature of your home:

Great value, helpful property management, and quiet and friendly neighbourhood.

Amazing buildings

The design of this building is absolutely beautiful. They aim to keep he building in the best possible condition possible. They intend to keep it clean and tidy. When in problems, they help out and sort out the issues from collecting parcels to helping out.

Please tell us about the good and bad aspects of living in your local area:

It’s close to the train station. The GP and pharmacy are nearby. There’s park where children can play

Please share one thing (or more) which you wish you had known before you moved in:

Wish there were more shops nearby and maybe more buses and restaurants

What is the best feature of your home:

It is nicely decorated. It is well ventilated
