We have consistently experienced a lack of support and understanding from the management at Manhattan Loft Gardens. Communications are frequently sent late at night, demanding immediate responses that are simply not practical due to our global time zone differences. Extremely rude, disrespectful and horrible communication style with threats at every possible opportunity is how they have been operating with us...

Location is really good with an access to groceries and transportation. It is the only positive side.

How has the building management responded to any problems or issues you have raised:

No, they are very unhelpful, just use scare tactics and threaten tenants all the time.

Bad value for money

Flashy on the outside but very disappointing experience. Lived there for over 2yrs and had countless issues. For example, one of the lifts is always down as a rule of thumb, which means you will wait up to 10mins sometimes for a lift. Rubbish system is badly managed with a single small room for the entire building (again, only accessible by lift so a trip to the bin will take you ages at times). Heating in our flat didn't work and management didn't give a hoot. Hot water not working regularly (especially on the higher floors). Also had several occasions of burst pipes, which actually leaked into floors below (again, higher floors more affected). Overall, it's a cool hotel and building but the flats were clearly not thought through. Moved out now and never looked back (especially given the prices they charge to rent...)

Area is great. You've got everything you need close by and can also get to central London quickly. Pet friendly all around and lots of green space nearby + nice cafes and restaurants.

How has the building management responded to any problems or issues you have raised:

Poor management responses. Slow and often disregarding the issue, waiting for people to stop following up.

You pay a premium for the fancy building but the flats are structurally poorly designed i.e. they didn't think it through how to manage this large number of flats at once.

Living in a hotel

The building was built by SOM Architects (who also built Burj Khalifa). The design of the building is amazing and challenging architecturally. Due to the design, there are 3 rooftops throughout the building providing amazing views to the city and an outdoor space to relax and hangout. Facilities within the building are all one needs. You literally feel like living in a hotel.

Please tell us about the good and bad aspects of living in your local area:

This development is right next to the Westfield Mall (2-minute walk) which contains all kinds of shops and restaurants. It is also just facing the Stratford International Station and a 10-minute walk through the mall to the Stratford Underground Station.

How has the building management responded to any problems or issues you have raised:

Whenever there's any problem, management responds within the same day.

Please share one thing (or more) which you wish you had known before you moved in:

Didn't know there would be monthly cleaning which I now look forward to.

Modern but charmless

The apartments are very clean and modern. It feels more like living in a hotel than a home. It's a very convenient location, with nearby shopping, transportation and a 24/7 concierge. However, the apartments are not very well designed. Space in the studio apartment is not well utilized, with a lot of wasted space due to the strange floor layout. Not enough storage in the kitchen or clothes storage. Lack of fresh air as only one window can be slightly opened. The bathroom seems excessively big relative to the rest of the apartment. Hard to wash one's face/use the sink as the bathroom cabinets overhang the sink. Overall, style has been prioritized over function. It's a bit of a soulless place to live, and I'd recommend it as a temporary convenience more than as a long-term home. I don't think it's great value as the rental prices are quite high: you're paying a premium for something modern and convenient with a 24/7 concierge (which is quite unnecessary).

The apartments are close to Westfield and the Stratford station, which is extremely convenient. The East Village is also nearby, which is more peaceful and has some parks/green spaces. Overall, however, the area feels very crowded and commercial and lacks charm/elegance. Stratford also feels somewhat isolated from central London.

How has the building management responded to any problems or issues you have raised:

The concierge is quite helpful and addresses complaints very quickly. Windows are cleaned quarterly. The building would probably benefit from an extra lift, but it hasn't caused significant issues.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had explored the neighborhood more. It's important to realize you'll be living right next to Westfield, which is convenient but unpleasant due to the crowds. It's an extremely commercial area so charm and elegance are in short supply.

Facilities and design aspects of the building are great. The only gripe I have is limited hours to take our bins out and the lifts almost always have issues. And ultimate 3 lifts for this many floors and residents often isn’t enough.. half the time they’re in use and being taken up by maintenance staff.

The area is amazing, loads of things on your doorstep. Only only downside is the sound of the train announcement’s but that’s never really bothered me.

How has the building management responded to any problems or issues you have raised:

Yes, and in a timely manner. Never had to wait a long time for a response.

The lift situation.. half the time they don’t all work.
