Nice area, nice flat, but terrible building.

The actual apartment is really lovely. All of the apartments have carpet which is rare in newbuilds now, and makes the apartment feel really cosy. There is a lack of storage space, but the rooms are relatively spacious, which makes up for the lack of storage space. There is lots of parking, and I would suggest that people don't pay for a car parking space because there is so much space in the car park, and the spaces are not numbered, so paying for your own space is really unnecessary. The maintenance of the building, however, is atrocious. The bin store is ridden with mice, that creep into the ground floor apartments, so definitely don't get one of those. The bin store doesn't get emptied that often, and the rubbish piles up in the doorway so you can't even get in there. There is virtually no maintenance team. The stairwells are dirty and don't get cleaned, and the lifts don't work. Sometimes the lift maintenance team come to fix the lift, and it will then work for a few weeks, but it always breaks again.

Please tell us about the good and bad aspects of living in your local area:

The area is great. Its just 1/2 minutes walk to Trafford Bar tram stop, which is well connected so you pretty much have Greater Manchester at your feet. We are 5 minutes from Chorlton on the tram, which has lots of bars andrestaurants, and there are a couple pubs within walking distance from the apartment. There is a small park behind the building which is great in the summer, and on weekend mornings you can hear teams playing football and people using the park, which is a nice, community-feel sound. I have lived here for 2 years and have had no trouble, so I think the area is relatively safe too.

How has the building management responded to any problems or issues you have raised:

The management team usually email back pretty quickly, but rarely follow up on their actions. The bin store is squalor, and I'm sure there is a violation of health and safety regulations there. The lifts never work, and the maintenance team say they will call out people to fix the lifts, but this rarely happens, and when it does, the lifts break again within a few weeks.

Please share one thing (or more) which you wish you had known before you moved in:

I would advise people to not move here. The upkeep of the building is really bad, as its so unclean. The actual apartment is nice but its not worth the state of the building.

Good location in a nice building shame about the management company

The building is great with spacious flats. The building itself is well structured. However the management company is too overpriced and unresponsive. I have had multiple issues in regard to upkeep and maintenance which are often resolved in an untimely manner.

Please tell us about the good and bad aspects of living in your local area:

Close to the city and river. The area is quiet considering it is in the city centre.

How has the building management responded to any problems or issues you have raised:

They respond slowly and are unhelpful. Some issues have taken a couple of weeks to resolve.

Please share one thing (or more) which you wish you had known before you moved in:

The opinion of the other flat owners about the management company.

Good location

MOSAB ABDLAH (Tenant)

Hanover Mill, NE1

Sept 2019

Good flat design with enough living space for a family. The area is also quiet apart from the sound of the train and safe. The building could use an upgrade as it is old. This upgrade would also apply to the furniture within the home.

Please tell us about the good and bad aspects of living in your local area:

I like that the train station is close but there is no school nearby for my children

Please share one thing (or more) which you wish you had known before you moved in:

That there are no schools close by

Please share one thing (or more) which you would change about your development:

That the metro station in paticular was closer and also there was a school closer by.

Bad management

Marsel (Tenant)

Hanover Mill, NE1

Sept 2019

The building and my flat is old and needs updated, especially the furnishings. The view is nice though and close to everything in the centre. It’s quite expensive for such a small flat and the landlord is unhelpful.

Please tell us about the good and bad aspects of living in your local area:

The hill is steep but is close to the city centre and can walk everywhere easily

Please share one thing (or more) which you wish you had known before you moved in:

The size of the rooms are not the same as the pictures

Please share one thing (or more) which you would change about your development:

The landlord and the management as they aren’t great when dealing with issues.
