Agency management is very active and helpful with all issues or questions. Fully furniture apartment with new furniture with a modern design. Garden on site and free parking that is very rarely in London. The majority of neighbours are young professionals.

Calm and safety area, 10 min by walk to the huge Tesco store and 15 minutes to the train station. Free parking in front of the building.

How has the building management responded to any problems or issues you have raised:

Every time every single issue has been done on time.

That it will be no possibility to clean windows cause they are above the road.

The place is good in terms of design. The property comes with all the facilities you would need to live. The building is good in terms of design. The property management company however is extremely poor and does not really care about the residents much.

There are some shops nearby and tesco extra is only 15 minutes away from the place. There is a station nearby witb easy access to central london

Some of the issues were resolved however not all were resolved

The location is not as good as I expected. I would rather live somewhere closer to purley extra

The common areas are pleasant and well-lit, which enhances the living experience. Additionally, the property manager, Jay, is very cordial and approachable, always ready to assist the residents. The design of the building is impressive both externally and internally, featuring a modern aesthetic that appeals to residents and visitors alike. The thoughtful layout and architectural details contribute to a sense of upscale living and comfort within the community.

Please tell us about the good and bad aspects of living in your local area:

I have had a mixed experience at Capella Court. On the positive side, the common areas are pleasant and well-lit, which enhances the living experience. Additionally, the property manager, Jay, is very cordial and approachable, always ready to assist the residents. However, there are several areas that urgently need improvement. The trash disposal area is often disorganized and not picked up for extended periods, leading to unsanitary conditions. General cleanliness in the building is lacking, with visible dirt and debris in shared spaces. Furthermore, one of the elevators is consistently out of service, which causes inconvenience, especially during busy hours. Lastly, there have been multiple incidents of theft in the bicycle storage area, which is concerning for residents who rely on their bikes for transportation. I hope these issues can be addressed soon to improve the quality of life for all residents at Capella Court.

How has the building management responded to any problems or issues you have raised:

I Know Jay did the best he could every time, but to be honest there's a lack of commitment from the Landlord.

Please share one thing (or more) which you wish you had known before you moved in:

I'd love to know that the property had a lot of shared spaces that I didn't know at the time.

Security of the building has been kept in mind and it feels safe to live here. Apartments design are great. Reception area is a cherry on top. Building management is very active and communicates everything on timely basis. However, recently council tax has increased.

Location of the apartment is very feasible as it has nearby bus stops, railway station, parks and grocery stores.

How has the building management responded to any problems or issues you have raised:

I have not raised any issue till date. However, Building Manager is available to cater any issues.

Please share one thing (or more) which you wish you had known before you moved in:

When I moved here, council tax band was not known for the apartment. I wish I had known it earlier for my budgeting purpose.

Development is good with exceptional building management. Good security, artificial garden and reception. Building manager response is prompt. However, there are few issues with designs like water accumulates on washroom floor as no drainage is available for floor. Moreover, there are no locks available for room door. Rest of the design is commendable, including kitchen, washing area and lounge.

Location is exceptional with nearby gym (24 hours operational), local shops, Sainbury Local, Tesco extra along with walking distance to railway stations. Moreover bus stops are also very close making commute very easy.

How has the building management responded to any problems or issues you have raised:

Responded to our needs at their earliest. Moreover, building manager is always available for any help or query

Room door does not have locks and washroom doesn't have drainage for floor cleaning
