Great central location and building managers

The building continues to be well managed, and any issues I have been aware of or affected by are due to external factors (i.e. with parcel thefts, culprits are increasingly operating across the city centre and delivery companies repeatedly leave packages in unsafe places despite signs everywhere). The building management team send tenants relevant messages via an app and directly to individual tenants when needed, so I always feel aware of social events, building issues, rule-breaking, maintenance updates that are happening. The team are quick to help and respond to issues, and I know that they are always working hard to keep the building a comfortable and happy place to live.

Please tell us about the good and bad aspects of living in your local area:

The building is located very near Brindleyplace and the canal; parallel to Broad Street; and walking distance from Jewellery q Quarter, the city centre, New Street and Five Ways train stations, Ladywood and Edgbaston. I walk most places and if not, all transport is readily available for travel across the city and region. The location of the building means it's calm most of the time, but it's quick to dip into the nightlife or pop into a concert at Birmingham Utilita Arena. If you're facing the front of the building it's great for people-watching at street level, and the back you can see greenery and trains on the West Coast Main Line. On the downside, street parking is difficult when there are events on at the arena and traffic is bad on those nights also. Car insurance is also higher than other places at that postcode.

How has the building management responded to any problems or issues you have raised:

When I needed to move from a two-bed to to one-bed apartment, one of the managers kindly informed me as soon as ones became available, before advertising widely. This is a demonstration of how they will always try to do right by the tenants and want to keep respectful, community tenants in the bbuilding.

Please share one thing (or more) which you wish you had known before you moved in:

When I moved in to first joint apartment it would've been good to know what the noise levels of trains passing by can be like for apartment on the corner closest to the line. It was an issue for my flatmate due to noise sensitivity.

Modern Building and Large Flats In Central Location for Great Price

The flats have a great layout with very decent room sizes for the price and massive storage (which is a rare find in new builds!) The building generally feels very sturdy and is pretty soundproof with no noticeable issues like broken lifts or water supply not working, which I have experienced elsewhere. The building managers and maintenance staff are very aware of what happens in the building, easy to contact and friendly. One of the big reasons I chose to live here was the great impression left on me by the buiding manager at the time that I visited the flat. Overall, my flatmate and I feel lucky to live in such an attrctive , well furnished and central flat for the price we're paying.

Please tell us about the good and bad aspects of living in your local area:

Great central location that is close enough to Broad Street and supermarkets, without being noisy from crowds and bars/clubs. The only downside is that the building it right by the West Coast Main Line so when there are works and depending on the weather it can be loud. I personally don't mind, by my flatmate is slightly closer (due to the angle of the building) and it does annoy her at night.

Possibly how noisy the trains can be?

What is the best feature of your home:

The large bedroom windows and Juliet balconies make all the difference in the morning and were very welcome in the summer!

Upkeep of grounds generally poor . Poor design of ground level allowing weeds to grow and no help for tenants to remove these. Looks a little scruffy sometimes, generally speaking

Good location to JQ and town. Building design (triple glazing ) stops train noise which is a positive .

Clarity over rent increases and awareness of the high council tax likely to be paid .

The one-bedroom flat I live in is beautiful and practical. Staff at Embankment are polite and helpful, no matter the issue. In terms of furniture, I would have like to have had a full-size sofa and larger fridge/freezer, similar to the two-bedroom apartments. I have always felt safe at Embankment and also feel that my car is safe being parked here. The biggest factor which would tempt me to look for somewhere else to live would be the noise from the road. However, this is expected from a city centre apartment.

Please tell us about the good and bad aspects of living in your local area:

Embankment is within walking distance of everything Birmingham city centre has to offer. I will regularly walk into Brindley Place for food and also into The Bull Ring for general shopping. Even though I have never used it there is a bus stop directly outside the apartments. The biggest negative about this location and something I didn't realise before I moved in is how busy and noisy the road in front of the apartments is at all hours, this is heightened when there is an event on at Arena Birmingham. I hope the road will become quieter once Broad Street is hopefully open again.

Personally, I would have chosen a flat at the rear of the building which is quieter than the front.
