It needs a lot of improvements

Flats are very very small for even a couple. Its very difficult to manage things. Storage space is also very less. Quality of bed and mattress were very very poor. It needs a lot of improvements. Common area is good. Area and locality is also good. E

They take a lot of time to even register the issue.

The construction which took a lot of time were not aware of.

Avoid this Shady, Badly Maintained Building

The building management is terrible and incredibly shady. We lived there for one year, never received any follow-up on anything we tried to get resolved by the property management (although the in-building maintenance team was friendly and often helped when they could). The flat had significant damage to the floor when we moved in, which we were assured would not be held against us on move-out, so they tried to claim the flat was in perfect condition during our move-in. We fortunately saw through this and took extensive photos and videos during move-in to show the damage. We had a miserable time there, with the "cafe" downstairs having some of the worst food I've had in London, and the supposed hair salon going for months without anyone actually working there. The gym was hot in the summer and cold in the winter, elevators were constantly not working, and it took months to get any issues in our flat resolved. We are currently fighting to get our deposit back despite the fact that no new damage was made to our flat during our tenancy. Thanks to the fact that we could tell these people were shady from the start, we have a lot of evidence to prove they're just trying to steal from us. However, they've been dragging out the process as long as they legally can, so we've gone months without getting the disputed part of our deposit back. If you have any other options, avoid this building :(

There is a nearby high street with a few okay restaurants. The blocks nearby are usually dirty with lots of litter compared to other areas nearby.

How has the building management responded to any problems or issues you have raised:

The building management never responded to emails or followed up on anything. They were consistently dishonest about how events played out during both our move-in and our move-out.

Please share one thing (or more) which you wish you had known before you moved in:

Verify appliances work on move-in--we went nearly two months without a working oven because we didn't notice it didn't work during move-in. And be aware the services like the cafe are designed to look good when giving tours, not to actually be any good. The food is disgusting.

I have been living in here for 2 years and I am so happy I made that choice. its such a lovely place to live. I have a studio flat, a little small but really well designed which is more than enough for me. The staff are super nice and helpful, and I really feel part of the community here.

Great location and right next to the tube station. Good few shops around. Walking distance from Wembley park

I never had any issues. The concierge are really lovely and happy to assist with anything.

Great building with friendly staff

Living at wem has been very convenient for the past two years. My work is hybrid so there is a great space on the ground floor to work from, and the transport links to my office is just so easy. The station is right next to the building. I have a 1 bed flat with great Wembley stadium view. The concierge team are very friendly and always there to assist.

Great transport links, cosy apartments, great amenities such as gym, co working space, concierge services and a coffee shop

How has the building management responded to any problems or issues you have raised:

There is an app for the building to use if you have any issue. You can also communicate with other tenants on the forums

I didn't really know the are before moving here, but I had no problems and I actually enjoy it.

Been living in WEM for over a year now and I just love the community vibe. It is so easy to get to know new people, the staff are really lovely and they do events for the residents such as Karaoke, DJ nights etc.. My flat is really nice, I get a lot of sun and amazing view on central London. The sunrises are the absolutely amazing. Having the gym in the building is so convenient and I use it a lot. I sometimes also like to work downstairs next to the coffee shop.

Amazing community, great location & transport, great flats, several shops in the area and really close to Wembley stadium

How has the building management responded to any problems or issues you have raised:

Yes, there is an app that is super easy to use to log any issues.

The building is pet friendly and its assume to have pets around!
