There are many things to like here, the flats themselves are great the quality of the finish and furniture is high however it seems this development was built without considering the fact people like to keep there windows open; most of the flats face the courtyard and the noise travels throughout, dogs barking children screaming and a malfunctioning gate that beeps throughout the night, if you struggle with noise I would highly recommend you avoid this development. Considering building management, simple things like replacing light bulbs and furniture issues will get fixed in a fairly timely manner, bigger issues that come with bigger costs get ignored or put off. The experience differs wildly with who is working the front desk some take pride in there job others don't want to be there and couldn't care less about getting things fixed for you. Oh and do expect issues getting your deposit back

Location is Fantastic being close to Dalston

How has the building management responded to any problems or issues you have raised:

Small things get fixed, e.g light fittings, bigger more expensive things don't.

Dear JMauve, Thank you for your review and we are sorry to hear that your experience at Dalston Works was not completely satisfactory. The levels of acoustic / sound insulation in the development are over and above the minimum levels required by current Building Regulations however we do advise residents that some noise will still be heard and this is considered within tolerance levels. We always ensure that all maintenance requests are dealt with in a timely manner and where we are unable to immediately resolve an issue, our site teams will endeavour to keep residents informed of progress at all times. Great Location and Modern Apartments

The development is perfect for us. Great south facing aspects with city views. The apartments are well furnished with modern good quality furniture. 24hr concierge, bike store and roof communal spaces. Only negative is parking. Very limited on street parking, no local secure parking and expensive long term parking.

The local area is perfect. Plenty of great wine bars and delicious delis (Furanxo, Weinobib, Wilton Way etc.). Great transport links 5mins to Dalston Junction, Dalston Kingsland and Hackney downs station, plenty of busses and easy cycle ways. Easy shopping with TFC, Sainsburys and M&S close by.

How has the building management responded to any problems or issues you have raised:

Management have always been quite prompt responding to queries. The lift has broken a few times in the past 3 years but not a management issue.

Please share one thing (or more) which you wish you had known before you moved in:

The address is sometimes difficult to find. Plenty of lost delivery drivers.

Hi Mitch, Many thanks for you feedback. We're happy to hear the Dalston area has all of the café’s, bars and shopping areas you need. It’s definitely a big plus for us being so well connected too and we're sure you’re looking forward to those views even more that summer is approaching. Dalston Works is car park free development and offers limited spaces for our contractors only but it sounds like you’re already making good use out of our bike store and we hope this alleviates the transport issue slightly for you. We are on site 24/7 so those maintenance issues are taken care of as soon as they happen, so while we can’t always prevent lift failures, we do our best to get them fixed right away. The flats and the furniture are very good, also the fact of having a bike parking is amazing. the only problem that I would say is that the wifi sometimes doesn’t work properly, sometimes there is not hot water, and also they just clean the outside of the windows one time a year.

The building is very close to the overground station, a big Sainsbury’s and more local shops. The only bad thing I would say is that sometimes it is a bit scary during the night.

We didn’t know that we have a rooftop, which it was amazing for the moment that we moved to the flat (first lockdown)

What is the best feature of your home:

The guys in the concierge are very friendly and supportive. And the qualities of the flats

While all the close public transportation is always a plus we’re definitely glad to hear you’ve been making the most out of our bike store like so many of our residents! Hopefully you will be able to get many more summer nights on those rooftop terraces again soon now that were heading back into summer and out of lockdown! We're sorry you have experienced some issues with your heating. We're onsite 24/7 so always do our best to get these resolved as soon as possible and if you feel your Wi-Fi is not performing as it should be, please let us know so that we could see what the next steps would be to getting this resolved for you. As with many areas of London now, it’s always best to be vigilant when venturing out at night but know that we here at Dalston Works take our residents safety very seriously and have CCTV along with a 24/7 presence. This coupled with our key fob access into any of our buildings ensures were keeping a vigilant eye on anything strange but if you do see anything, please give us a call in the concierge and we will get right on it ! It is managed very well and the apartments are styled very nicely. They are spacious and also very well insulated. The staff that manage the development are lovely and very easy to deal with. The roof terrace is a great escape and has wonderful views of London

Very effectively and efficiently. They are all extremely kind

Great design . Furniture in the apartments is great , very good quality . Rooftop of the building is a really good point , you can enjoy a lot in a sunny day up there . Building management is helpful , they’ve been always supportive and if we need something they reply quick.

Perfect location , next to train station.

Again , heated floors are not enough for winter , radiators would be appreciated

Wifi is not the best and not having radiators makes it difficult in winter
