I've lived in Verto for 3 years now, and I've been seriously impressed with the quality of the build and amenities on offer. CNM did a fantastic job in creating a pleasant living environment for all of the residents in the building. The gym in particular is fantastic

There is useful underground parking, the neighbourhood is very safe and welcoming - no traffic noise

How has the building management responded to any problems or issues you have raised:

Yes - they responded to any claims regarding snagging very quickly, but there's only been one!

design is good but facilities are poor, Gym is for name sake only, common area is always occupied so you hardly get a chance to enjoy that. The main problem for me is traffic noise as the road near by so busy that even aftar window is closed you can hear ambulances going to RBH sound all night long. building management and property management are very slow in responding to issues.

Location is good as its near to many good restaurants, bars & shops. Oracle Mall is just walking distance but properties are small and rents are super expensive which is not worth it.

How has the building management responded to any problems or issues you have raised:

building management are very slow in responding to any problems or issues.

Too much traffic noise, Very low water pressure and molds on wall due to leakage in apartment.

The building is nicely design and modern. The Concierge is very nice and will take care of the parcels when you are not home. However, recently, when the main Concierge is on holiday, there is no replacement. The parcels are placed on the reception table, floor. The tenants help to move the parcel to the bike room and you need to go to the bike room to check out your parcel. There is only one window washing in the past 18 months. Tenants cannot clean the external window and windows is very dirty outside.

Please tell us about the good and bad aspects of living in your local area:

Location is great and convenient. The building is only a few minutes away from the centre of the town with supermarkets, banks, shopping mall, etc. However, there is insufficient parking space and you have to park your car in the nearby car park such as the one at Queens Road. The traffic nearby is quite busy and thus lots of traffic noises.

How has the building management responded to any problems or issues you have raised:

Concierge is nice and very responsive to the tenants' question.

I wish I had known about the traffic noise before I move in.

Nice building, but the developer and constructors are not professional. We had a lot of issues, water leaks, poor communications about the deliveries etc. Gym facilities are smaller than expected. Cleaning service must improve. Windows have not been cleaned for a year!

The building is new and nicely designed. There is a concierge who will take care of the parcels when you are not home. The care taker is very nice and good in communication with tenants. The flush button of the family bathroom is behind the toilet cover. You have to lower the board before you can flush the toilet. Besides, it takes quite long time to repair facilities in the building. For instance, the boiler was out of order 2 times in July-September. It takes an average of 2-3 days to get it repaired. Besides, one of the lifts was out of order for a couple of weeks in July / August and recently back to work. There is very minimal carpark space available for tenant's use. Tenants have to go to the nearby car park to rent a place, which induces significant inconvenience.

Please tell us about the good and bad aspects of living in your local area:

VERTO is only minutes away from City Centre and is very convenient as there are many shops, supermarkets, banks, restaurants, etc.. Bus stop is just opposite to the building and is also very convenient. However, there are a lot of noises from the busy traffic on the neighbouring road, especially the siren noise from ambulances passing by almost ten times a day, perhaps due to the nearby hospital. You can still hear some noise even you have shut all the windows. Together with the noises is the dust from their emissions.

How has the building management responded to any problems or issues you have raised:

The concierge respond to every email tenant sent and will explain and address the problem. But most of the time, the maintenance work takes long time to complete.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the traffic noise before I moved in, particularly the busy ambulance.
