The design is spot on, it’s just not executed very well since the company who were initially contracted cut corners and have since gone into administration. It feels like C&C are chasing their tail now, trying to fix mistakes that wouldn’t be there if they’d used a more reputable contractor in the first place. The communal garden has also been a building site since I moved in and only 1 of 2 lifts work and more often than not it breaks down. The building / property management company are terrible, but the main concierge who works for them is amazing, can’t fault him at all.

Please tell us about the good and bad aspects of living in your local area:

Close to shops and bars, open space but it will be built on soon, very close to Piccadilly and New Islington tram stop. There is quite a bit of parking but most of the spaces are in use all the time, we’re also pretty close to the red light district so there is quite a bit of anti social behaviour and litter - you can use your imagination for the type of litter I’m talking about. I’m on the third floor so don’t really hear traffic but the tram line is close so I can hear it when I’m outside.

How has the building management responded to any problems or issues you have raised:

Yes but in their own time and with a lot of prompting from myself and others in the development.

Please share one thing (or more) which you wish you had known before you moved in:

That it would take this long for the rest of the building to sell and for the communal garden to be completed.

Beautiful but with room for improvement

Phoenix is a beautiful and stylish building inside and outside. The apartments are intelligently designed, providing plenty of storage while still feeling like large spaces. The decor is beautiful and all fixtures appear to be good quality from decent brands. However, the sound proofing in the building is poor - if you stand inside the corridors you can hear everything going on inside the apartments. The building has decent security with fob entrance, but could be improved with lighting outside the building (its very dark at night). Bike store is much appreciated. There is a waste room that is supposed to have recycling facilities, but after a year of the building being open, there is no recycling available, which is a major problem. The building is kept very clean by the very friendly caretaker, Kay. The concierge, Paul, who is based in the Crusader building next door, is lovely and very helpful. Aside from this Urbanbubble, the property managers, are uncommunicative, unhelpful and leave issues unresolved for months - a lot of overpromising and under-delivering.

Please tell us about the good and bad aspects of living in your local area:

Great location in an up and coming part of town. Easy access to the tram and rail network at Piccadilly Station. The tram goes right past the building, but you get used to the noise. Ancoats and New Islington and Northern Quarter neighbourhoods are less than 10 minutes walk away, so great for bars, restaurants and entertainment. The street is quiet but does suffer from some anti-social behaviour, and littering, due to being close to an area known for drug dealing and prostitution, and is also on a direct route to the Etihad Stadium, so there's a lot of people traffic on a match day making a mess. There have been several attempts for outsiders to try and get in the building, but no success so far. Most of the time its fairly peaceful, however, construction projects are starting up around the building, so there is an increasing amount of construction noise and debris occurring.

How has the building management responded to any problems or issues you have raised:

Urbanbubble are slow and unhelpful at resolving issues. Since I moved in, I have raised multiple issues and none have been fully resolved. They promise to get back in touch about issues, but generally don't, which has left me to repeatedly chase them about issues.

Please share one thing (or more) which you wish you had known before you moved in:

There are new builds going up all around the property, on every side. I was not informed of this during the sales process.

The design, materials, white goods are all top quality. Joint outdoor facilities with Crusader next door still not fully operational due to delays in completion. Property Management, Urban Bubble - very hands off, not sure they are the best value and certainly don’t bring much to the mix

Few Mins walk from Piccadilly station, Northern Quarter, Village and the City Centre. Pure Gym, Aldi and other essential amenities nearby

Building management have been hand offs for the most part

Please share one thing (or more) which you wish you had known before you moved in:

A phase 3 building is going up & will Be disturbing my views. This is something that I have enquired and was re assured if Won’t happen. However when planning permission applications were made, a 15 storey building has been approved. Quite the disappointment
