We like the development because it’s small enough that the developers have made efforts to show attention to detail. The houses are something different to your standard new build and we love the open plan of our downstairs! We have had a few minor problems which have been sorted quickly by the customer care team. We do have an ongoing issue with damp coming through the ceiling which is why I didn’t score 5 stars.

Please tell us about the good and bad aspects of living in your local area:

Really convenient location, only 10 mins out of the city and with regular buses. There’s all the amenities we need, shops, a pub, restaurants etc. Parking on the estate is great and our neighbours are lovely. No problems.

Please share one thing (or more) which you wish you had known before you moved in:

By the time we moved in the post code we had been given for the months leading up to completion had been changed, without letting us know! This was rather frustrating.

What is the best feature of your home:

The open plan downstairs living area was the selling point for us! So spacious and light, great for socialising.

Building management could be a little better, when I raise any issues via Flagship Housing the builder seems to take a while to look into/rectify problems. I had problems with lack of lagging on my heat pump pipes, and the issue wasn’t fixed for several months over the winter despite numerous requests. I really like the design of the buildings, unique for new build properties and they stand out. My house also feels spacious even though it is a two bedroom semi.

Please tell us about the good and bad aspects of living in your local area:

Local shops within walking distance. Woodland area within walking distance. Easy to get into the city of you have a car, otherwise there is a regular bus. Only downside is availability of a bus late at night back from the city. Living on my street is very pleasant, never had any problems.

Do your research on heat pumps!

What is the best feature of your home:

The internal decor / fixtures / fittings are all very well thought out, would suit any taste.

The gardens are of a good size for a new build estate

Good modern design, with well spaced properties allowing privacy. The gardens are of a good size for a new build estate. There is a small green provided for the estate. The developer has provided after sales service. All the properties are energy efficient and give an impression of individuality.

On a main bus service to Norwich and within walking distance of schools ,shops and pub. Regular bin collections . Good parking and no problems with anti-social behaviour .G

The garden was mainly heavy clay and stones, so I would recommend anyone employ a professional gardener to develop it ,as I did.

Great spacious design

We are in a 4 bed 3 story semi detached property. We fell in love with it the first time we viewed the house. The main reason why we bought the house was that the bedrooms are all enormous, which you don’t usually get with a 4 bed 2 story house. There are plenty of windows, some large feature ones, making the house really light and the 3rd story warm in the winter sun. Although we are on an estate and the main road, all the windows seem to have been cleverly positions to not over look anyone else and direct you eye line to the surrounding countryside. We love the uniqueness of the Zinc outer structure. Downside is the spec on the kitchen was poorer quality than other developers we had seen and things like play equipment in the green space hasn’t materialised yet, but I think this is due to Covid delays. There were a few teething issues with the house, like with any development, but any issue was dealt with and corrected by Bennett homes promptly.

Please tell us about the good and bad aspects of living in your local area:

Poringland has a range of amenities in walkable distance; convenience shops, pubs, range of takeaways, hardware store, post office, library/community centre, large park. I don’t use public transport, but can see regular buses in use. We are very close to Norwich and the A47 to easily allow commute out of the area. It is surrounded by countryside. There are plenty of public footpaths to walk and run in the immediate area. The estate is quiet itself, with friendly neighbours, but our property is on the main road front in/out of the village, so the traffic is continuous and being on the edge of the village and its 30 mph limit, cars tend to speed/ accelerate past our house, which is noisy.

There were no nasty surprises.

What is the best feature of your home:

The space in the rooms throughout the house is rare in new builds, making this property stand out. We like the uniqueness of the Zinc and light crated by the large windows.

Peaceful, small and incredibly quiet with great designed houses.

Our house is very well designed except some small tweaks would help. The location of electrical sockets is strange in the kitchen and the internet port is in the bottom office in the far corner so wifi gets a bit slow in other parts of the house. The builders are still building and are incredibly quiet. The roads have not been completed due to development still ongoing however there are no dropped curbs which is quite a bump going on or off the driveway, hopefully this will be less jarring once the top level of tarmac is added to the road. The road goes nowhere and so there is no reason currently why dropped curbs are needed but this could change in the future.

Please tell us about the good and bad aspects of living in your local area:

The village is very quiet. There is a train station within walking distance with links to London Liverpool Street. There are three convenience shops within walking distance and a park 100 yards down the road. There is zero traffic noise, a pheasant walks down the road daily. The only noise is bird song and children playing in the school on the next road but this is only during break times. There is a local fish and chip shop, a pizza restaurant and Indian all of good quality. It’s a ten minute drive to Colchester and the local Tesco, Lidl and Waitrose and a further five minutes to Aldi and Asda. A12 is 15 minutes away and then 45 minutes to London.

Please share one thing (or more) which you wish you had known before you moved in:

That the kitchen top is a little bit lower than older houses.

What is the best feature of your home:

Size and flow, coming from a much smaller house so being able to walk around the house without impediment is great. The rooms are a great size and nothing is compromised for design. The garden is massive and everything has clearly been done with care and attention.
