We see how hard the home maintenance management and the excellent concierge service are trying. If there are questions, then with the help of the concierge it can be solved. Design is good. Building management is good . Property management is good.

This development located in a great area. Near the metro, supermarkets, park, playground, gym., Zara. No traffic noise.

How has the building management responded to any problems or issues you have raised:

We use the application for all neighbors. If you have any questions, we quickly get a response from management.

Please share one thing (or more) which you wish you had known before you moved in:

If you want to use the pool for free , you must live in an apartment and house where you have access to this pool . Need a Pharmacy as Boots.

Disappointing Management Team

The management team's behavior is utterly ridiculous. Every time an incident occurs, they manipulate the facts to portray themselves as innocent. It's baffling to ponder the severity of events required for them to truly reflect and offer an apology. With this useless management team, the service charge is very expensive while the actual service provided is minimal. On multiple occasions, we have reached out to the concierge or security for assistance, only to receive either no response or an unreasonably delayed and “sort out yourself” reply. Even the simplest aspects of everyday life here are needlessly complicated. The elevator system appears ill-suited for residential use, constantly breaking down and leaving numerous individuals (including children) stranded inside. I once had a large furniture delivery coincided with a lift malfunction. It took countless calls and emails to the concierge and residential property manager just to receive an update. Furthermore, your "24-hour delivery service" is no longer 24 hour due to their flawed post room system. We are left with no choice but to either get our packages ourselves from the post room or wait for 4 to 5 hours for them to reach the concierge.

The area has a diverse selection of restaurants and shops, including a Korean supermarket. The tube station is convenient.

How has the building management responded to any problems or issues you have raised:

It is truly astonishing to witness how the management team is distorting the facts. I wonder what unfortunate incidents need to occur before they acknowledge their mistakes and make some change.

Paying for an awful time

Awful year here i am counting down the days till i leave. Unorganised, and dangerous at times. Takes 2 weeks to get a replacement key from property management and let’s not forget the gym floor falling through. As well as the never ending lift problems, which range from getting stuck inside to the lift free falling. The property management are impossible to contact in regards to repairs and anything else for that matter. Was promised a rooftop pool as well as an indoor pool, once i paid my rent upfront they then insisted this was never promised. However for the small price of £25 per person you can use the rooftop pool!! This development is full of lies and poor management.

The Shops and restaurants are convenient however you’ll have to fight for a table with visitors. Not many pros apart from the odd resident discount.

How has the building management responded to any problems or issues you have raised:

Sink cracked 4 months ago, no response from property management. 2 Windows no longer open, door handle fell off the front door trapping me inside. AC is temperamental. I have reported all of these problems however i’ve heard no response, i can only imagine they are waiting until the end of my tenancy so they can take it from my deposit

Once they take your money you will hear nothing more from them.

Dishonesty, frustration and disappointment. No real sense of security, if there is a problem you are on your own. Last night was the drop that spill the glass for us. Couple of young guys breaking in and threatening residents in common areas, no security. A group of residents had to stand up and show them out! But make sure to keep paying up increasing rent and service charges of course. I feel really bad for the owners of these apartments, hopefully they manage to get things sorted. But we are leaving. For those looking into renting here or buying, do your research well. Try to talk to already residents in there. Careful of what you are being promised by management of this place.

Good mix of restaurants and shops. Great for visiting over the weekend I guess, not a place to live here with a family unfortunately. Probably more enjoyable for students or couples w/o kids.

How has the building management responded to any problems or issues you have raised:

Ongoing investigations.... Doesn't look issues raised are taken seriously. Feels shopping mall is priority here not residents.

If lifts work properly, water and AC. Couple of months it was a gamble to know if you have a working lift or not... that seems sorted but now and then no hot water and AC never got to work. Fees are charged in full of course.

Daily frustration at BPS

We moved to Phase 3 of Battersea Power Station in early Aug 2022 from abroad and we were completely amazed in the first week: the prime location, iconic architecture, 24/7 on-site concierge, etc. We were very soon proven 100% wrong. It became very obvious shortly after we moved in that the whole Phase 3 was far from ready for residents to move in. The construction in the underground car park went on for several months after we moved in, and you see non-residents following contractors to enter the building constantly- security staff never did anything about it. The buidling refuse room was an utter disaster and soon residents started to see mice running around. They assigned one postal code to the whole phase 3 (maybe 400 apartments?) in the beginning, which obviously did not work. 4 months after we moved in, we were told our postal code changed, but majority of the banking/ service providers/ vendors systems couldn't pull out information from the new postal code and it caused a huge issue to us. We were also faced with almost daily testing with lifts and alarm systems. The testing went for half a year with extreme poor management, testing constantly started before or after the scheduled/ announced time, and we had to rush down the stairs countless times holding our young child and the bulky pram. Some neighbour with diability in our building had to stay at home every time this happened, some neighbours were late for their flight because of this (they had big suitcases and several young children)...And all we got was "sorry", but no improvement in management or communications, and no compensation in any form. I do understand testing is necessary for a new build, but why would they let residents move in way before they complete all the testings and confirm this is a livable building? Even after all the testing fiascos, the lifts in phase 3 constantly broke down and so many times some neighbour got stuck inside...Not to mention throughout the development, mobile signal is almost non-existent till this day, so if you get get stuck or lost somewhere, there's no way you can reach anybody! Hot water or heating constantly went out during the past winter, you always need to wait for one week before you are supposed to receive your letter, you have to go down 2-3 times to concierge to get your parcel, and they removed the 24/7 concierge to 8-8 only now...And the whole management misrepresented to all residents here, we (and majority of the owners or tenants) were told phase 3 would have our own amenities including a gym, a swimming pool, a residents lounge in Sep 2022. The gym was finally made available to residents in Jan 2023, but the floor broke down after 2-week usage as the flooring material used couldn't support heavy weight (you are supposed to do that in a gym!) and soon after that we were told nobody from BPS management ever said there would be a residents pool. So now we have rooftop pool inside the hotel in the development that BPS residents can only use £25 pp per hour if it's not fully used by hotel guests... The residents organize direct meetings with BPS management but no improvements have been made. The list really goes on and on...All in all it really just shows how the BPS management lacks experience, professionalism in providing decent estate management.

Extremely poor management from both BPS management team and Savills. Dishonest misrepresentation to residents.

No improvement even after direct meeting with CEO of BPS management.

I wish I had chosen a development company with more experience and professionalism in residents property development and estate management.
